District 11 is comprised of Thomson, Watten, Estate, Novena and Newton. This area is famous for a number of renowned schools, religious houses and elite residential estates, catering to the educational and religious needs of local residents and their housing, hence why so many Singaporeans call it home.
With forests and reservoirs scattered around the Thomson area, property prices here are significantly higher compared to other parts of Singapore. Coupled with its close proximity and convenient access to Singapore’s Central Business District (CBD), a large number of condominiums can be found, the most prominent being Green Meadows, Thomson Grove and Bullion Park.
Private low-rise housing areas stretch from Macritchie Reservoir to the Peirce Reservoirs with a smattering of Housing Development Board (HDB) flats and shop-houses. Prospective residents can expect to pay less for a spacious home further up north.
A new landed housing development due to be completed in 2020 is the Whitley Residences, located nearby to Thomson. The development offers 58 units of 2-storey semi-detached houses and 3 units of double-storey houses with attics. The developer will provide a basement car park as well as a double-storey clubhouse with a swimming pool.
If you’re looking for luxury condominiums, The Compass@ Chancery and The Espana would be a good choice, and shopping is catered by major shopping malls such as United Square, Goldhill Centre and Goldhill Plaza. The nearest MRT Stations are Newton and Novena.
One of the most prestigious locations in Singapore for residential estates, the Watten district is next to Bukit Timah, sharing forest and golf course greenery as well as being close to Singapore’s central business district (CBD).
Noticeably, many expatriates and Singapore’s most affluent residents like to stay in Watten, especially with international schools surrounding the area such as the Swiss School, Singapore Korean School, German European School and the Dutch School.
Therefore it’s not surprising that landed homes such as cluster houses and townhouses can be found here, as well as exclusive condominiums, all catering to Singapore’s elite. Some of the most luxurious residential properties in demand are the Watten Residences, Corner Terrace@Watten Rise and Watten Estate Condominiums.
Basic amenities are available for everyday needs such as supermarkets, shops and food centres besides malls like Coronation Shopping Plaza and Serene Centre. With MRT Stations at the Botanic Gardens, Farrer and Holland nearby, commuting to places on the island by foot is particularly convenient.
Many of Novena’s roads and buildings are named after the Novena Church (Church of St Alphonsus) and even the district’s MRT Station, which serves the neighbourhood, is aptly named after the church.
HDB flats do not exist in Novena, only condominiums and private residence, and these are quite costly because of their value-added location and amenities. Some current condominiums to consider would be Strata, Novena Suites, Novellis and Soleil@Sinaran.
The Inland Revenue Authority Building is across the Novena MRT Station and Singapore’s largest medical centre, Tan Tock Seng Hospital is situated behind the station. Cheap affordable meals like Laksa, Mee Sua and Chicken Rice can be found along Thomson Road.
Newton Road is located north of Thomson Road and south of Newton Circus. There’s nothing much to do in Newton, but it’s a famous location for foodies that love local cuisine, and this can be found at the popular Newton Food Centre. The best hawker food centre in Singapore, it is voted best for sambal ikan pari (chilli paste stingray) and sup tulang (bone soup), and it features oyster omelette, barbequed seafood and chicken wings.
Although Newton’s pace of life is relatively slow compared to neighbouring Tanglin and Orchard, its residential properties remain expensive, as it’s strategically located between Orchard Road and Bukit Timah.
Even though Newton is comprised of a majority of private properties such as terraces or semi-detached houses, you’ll find some apartments here, too, and some new upcoming condominium projects like Liberty@Sarkies, 6 Derbyshire@Novena and Lincoln Suites, all of which are sited just minutes away from the Newton MRT Station.
