Award-winning realtor Sarah X. shares her journey from radio producer to entrepreneur with infectious energy. She joined MediaCorp’s news and current affairs station CNA93.8 straight out of university, where she discovered the power of media. Moving from media into brand consulting, music and finally content creation — where she has amassed more than 280,000 followers across YouTube, Instagram and TikTok, Sarah’s more than decade of experiences in media and high-level consulting — coupled with her authentic passion for building up families through her content as a mother of four — became the launchpad for her next career chapter in real estate.

Specialising in District 10 landed and private properties, Sarah has built an exceptional track record. She was named Champion Landed Transactor in December 2024, ranked among the Top 10 Private Property Transactors for the whole of 2024, and achieved Top 8th Producer in 2Q 2025 — making her one of PropNex’s top female transactors and a recognised District 10 landed property expert. Her milestones include the record-breaking resale of a 999-year inter-terrace at Mount Sinai Drive for $6.1 million ($3,274 psf) and a 1½-storey semi-detached home at Jalan Jelita sold for $8.8 million.
A prolific content creator, Sarah invests in producing high-quality home tours and educational videos on YouTube to engage landed property owners looking to right-size for retirement or upgrade to larger landed homes. One recent video — an analysis of how District 15 landed prices surpassed District 10 last quarter — led directly to a viewer reaching out to engage her to sell his D15 terrace and upgrade to a semi-detached home.
While working in media, Sarah was once invited to screen test with a major broadcaster, but chose not to follow up. Now, she’s in front of the camera on her own terms — creating content that powers her social media marketing. “My career journey has come full circle. I am grateful to use my gifts to help people unlock miracles in real estate for their families,” she says.
This shift toward personal storytelling was a natural progression for Sarah, who had previously been a singer-songwriter and jazz singer with a modest social media following of 2,000 to 3,000. In 2019, she began opening up about her experiences by documenting family life as a teenage mother and coping with pregnancy loss on TikTok and Instagram — content that resonated widely and drew over 34 million and 60 million views on a single video each.

During the pandemic, her following grew rapidly, currently standing over 280,000 followers across platforms. Sarah credits her online success to being authentic and connecting deeply with her audience. Beyond sharing her own experiences, her family-focused content — including light-hearted skits with her husband and moments with her four children of different ages — struck a chord with viewers, especially mothers.
“People relate to what I was going through. Five years ago, my eldest child was only 13 years old. I was also sharing about everyday experiences as a mother to my growing family — my number of kids has doubled in the last 4 years!” she says.
Among her followers were two women who recently decided to give Sarah a chance to represent them after seeing how passionately she approached her work. “One told me, ‘You are the “(deal) closer” I need,’ because they saw the amount of passion I invested in my social media content,” she recalls.
Sarah’s commitment to giving clients the best of modern marketing is reflected in her use of professional photographers, videographers, drone coverage, and AI-powered tools that boost the visibility and impact of each property. One of her current listings — a five-bedroom bungalow in Sunset Crescent — offers a private, greenery-filled sanctuary ideal for a multi-generational family.
In April, Sarah helped a seller achieve his firm $8 million asking price for his semi-detached house in Mount Sinai Lane, further cementing her reputation as a Mt Sinai property specialist and leading D10 landed agent.
The buyers had been considering another property but were swayed after Sarah painted a vivid picture of the lifestyle they could enjoy — including the ability for their children to walk home daily from Henry Park Primary School. “Being able to connect and speak to buyers’ desires — with an unspoken imagination of their potential lifestyle — can be very powerful,” she says.
In another notable deal, Sarah successfully brokered the sale of a home based on the seller’s wish to benchmark pricing to a new development nearby. The buyer, drawn from her existing client pool, was impressed by the home’s move-in condition and its 1km proximity to Henry Park Primary School. The house was sold at $6.1 million with a four-month extension, further enhancing her credibility as a landed specialist in Mount Sinai and Bukit Timah.
Another outstanding deal was a semi-detached house in Jalan Jelita with lush greenery and the Rail Corridor just behind it. Although 50 viewings fell short of the target price, Sarah persisted — and after four and a half months, secured a buyer who offered $8.8 million with an eight-month extension of stay, effectively valuing the deal at $8.9 million, or $700,000 above the transacted price of a neighbouring unit just a month prior.
She also closed a corner terrace at Jalan Kamaman for $5.4 million, exceeding the valuation by $700,000. Despite its modest 1,434 sq ft plot, Sarah positioned the home’s dual-master layout and proximity to Hong Wen School and Balestier amenities as a perfect match for a multi-generational family — highlighting how thoughtful presentation can transform perception and value.

To empty nesters whose families have outgrown their properties, Sarah’s advice is simple yet profound: right-size for your next season.
One couple she guided — frequent travellers visiting their grandchildren abroad — initially hesitated to sell their Mount Sinai Avenue home. After nearly a year of exploration, Sarah brought them to view a large-format condominium nearby, helping them visualise a simpler, more flexible lifestyle. She later brokered their purchase of a 1,800+ sq ft unit at Sommerville Grandeur, within walking distance of Empress Market and the MRT, closing the deal swiftly amid competing offers.
“With my 18-year-old daughter soon becoming an adult, I empathise with empty nesters — it’s a major life transition that’s seldom discussed. That inspired me to create a video on emotional closure: ‘Have you dealt with your emotions — can you imagine your next season?’” she says.
In one of her weekly YouTube videos — which now draws over 20,000 subscribers — Sarah shares how right-sizing can create a multiplier effect: “By helping their children with the down payment for their own landed homes earlier, parents create greater stewardship and a longer runway for wealth growth.”
“The landed segment is not easy; it carries immense variables. On one hand, I work closely with landed owners through the emotional process of letting go — sourcing ideal large-format condominiums and mapping out retirement options once they unlock the value in their homes. On the other hand, I help clients in their prime — especially those in their late 30s to 40s — plan financing and make strategic decisions to upgrade to landed homes, so they can provide the lifestyle they desire while securing a legacy asset.”
She adds: “Ultimately, it’s a cycle of miracles we hope to unlock — from generation to generation.”
