35 Gilstead beats the competition with attractive prices

Just off the busy Newton Road lies the upmarket residential neighbourhood along Gilstead Road. The quiet neighbourhood is lined with old houses from the 1920s, and exudes a historic charm that is rarely found among Singapore’s other residential estates.

The newest private development in the area is the freehold 35 Gilstead by TEE Land. The boutique 70-unit condominium was launched for sale at the end of March last year.



Gilstead Road is a highly desirable neighbourhood given its central location in prime District 11. It is also close to top-ranked schools and popular shopping malls, and is conveniently connected to central and suburban business hubs.

As competition in the area looks set to get tougher with more new projects launching this year, 35 Gilstead’s prime offering and attractive pricing, relative to upcoming new launches in the vicinity, will help it continue to attract discerning buyers.


PRICE VALUE


35 Gilstead is a redevelopment of the former Casa Contendere, which was sold to TEE Land in a collective sale in November 2017. The project previewed in March last year and has sold around 40% of its available units, and achieved an average selling price of about $2,490 psf.

Some of the new projects in the area are also redeveloped from collective sale sites. For instance, the former Dunearn Gardens was sold in a collective sale for $468 million, or about $1,914psf per plot ratio (psf ppr). The new development, Pullman Residences, launched in October last year. Nearby, Chancery Court, a 99-year leasehold site, was sold to Far East Organization in May 2017. The developer paid $401.8 million or about $1,610 psf ppr for the site, but has yet to announce redevelopment plans.

Along nearby Kampong Java Road was the former Makeway View, which will make way for The Atelier by Bukit Sembawang, as the developer bought the site for $168 million or $1,626psf in a collective sale in March 2018. The new development is not yet launched for sale.

PRIME LOCATION

Gilstead Road is located between Newton MRT Station and Novena MRT Station, and the area is surrounded by low-rise housing estates and Good Class Bungalows. In fact, 35 Gilstead sits on an elevated site and residents will enjoy unblocked views that overlook the surrounding landed estate.

Families with school-going children will also favour the development given its proximity to top-ranked schools. For instance, 35 Gilstead is less than 500m to Anglo-Chinese School (Barker Road), and less than 1km to St Joseph’s Institution (Junior).

The area is well-served by major transport links such as Newton MRT Interchange Station on the North-South and Downtown Lines, as well as the Central Expressway and Bukit Timah Road.

Existing residents in the area around Gilstead Road would already be familiar with the convenience that comes with living in the area. From its location, 35 Gilstead is a few minutes’ walk to the family-friendly shopping malls around Novena, such as United Square and Novena Square, and it is a short drive to the prime Orchard Road shopping belt.

This is also where the upcoming Novena Health City, comprising Tan Tock Seng Hospital and several new specialist care centres, is located. The convenience makes 35 Gilstead ideal for a range of home buyers, including second-generation residents of the area with parents living in the nearby landed estates.

PREMIUM DEVELOPMENT

With 35 Gilstead, TEE Land has set out to woo home buyers and investors with a premium product. The developer is targeting families with young children, as well as homeowners who want the exclusivity and privacy that comes with living in a boutique development.

The development comprises three 5-storey blocks with one- to three-bedroom units of 474 sq ft to 1,249 sq ft. There are five duplex penthouse units featuring three-plus-study and four-bedroom units of 1,539 sq ft to 1,647 sq ft. All of the penthouse units are still available for sale.

In addition, each unit comes with a private lift to enhance residents’ privacy. The development has an average selling price of about $2,550 psf.

The development also features premium lifestyle facilities, including an infinity pool that will overlook the Good Class Bungalow area at Gentle Road, and the two-storey landed housing estates along Chancery Lane.
