Niche developer Apex Asia Management Group previewed Artisan 8, a freehold mixed-use development on Sin Ming Road, on August 14, with bookings to commence next Thursday, August 21. The project comprises eight strata-titled commercial units on the first level and 34 apartments across the three upper floors of the four-storey block.
Apartment types start from one-bedroom units (398 to 506 sq ft), priced from $998,000 ($2,508 psf); two-bedroom units (667 to 786 sq ft) from $1.598 million ($2,396 psf); three-bedroom and three-bedroom plus study units (850 to 1,184 sq ft) from $1.989 million ($2,340 psf); and three- to five-bedroom penthouses (1,249 to 2,174 sq ft) are upwards of $2.7 million (about $2,200 psf). Overall, prices of the residences will start from around $2,100 psf, according to the developer.
The commercial units are designed for takeaway food shops, restaurants, shop units for convenience stores and other retail and lifestyle services, as well as a supermarket. Sizes range from 280 to 1,195 sq ft, with prices from $3,400 psf. Apex Asia expects these units to attract both business owners and investors seeking potential capital appreciation and rental income.

Artisan 8 is a redevelopment of the former Sin Ming Centre, which Apex Asia acquired en bloc in April 2024 for $49 million. Located within the established Bishan and Upper Thomson Road neighbourhoods in District 20, Artisan 8 is the first new freehold mixed-use launch since 2019, according to the developer.
Situated in the city fringe or Rest of Central Region (RCR), the project is a three-minute walk from Upper Thomson MRT Station (Thomson-East Coast Line) and a 10-minute walk from Marymount MRT Station (Circle Line). For drivers, it offers easy access to the Central Expressway (CTE) and the Pan-Island Expressway (PIE).
The development is expected to appeal to families given its proximity to schools such as Ai Tong School and Catholic High School (within 1km) and Raffles Institution (within 1.5km).
