Appeal of living amid nature, view of Greater Southern Waterfront

SINGAPORE (EDGEPROP) - At the EdgeProp Excellence Awards every year, there is one category reserved for our readers to select their favourite project. The award is based on the number of votes cast for each project submitted. This year was no exception.

It seems Covid-19 has been conducive for virtual voting: Over a period of less than a month — from Aug 5 to 31 — a total of 6,653 votes were cast for more than 70 projects submitted for the awards. And the project that won the most votes, thereby clinching the People’s Choice Award, is Avenue South Residence. 

The development has a total of 1,074 units sitting on a 245,975 sq ft site. There are five low-rise heritage blocks, which are former Singapore Improvement Trust flats that have been conserved, and two high-rise, 56-storey towers. The 99-year leasehold site is located on Silat Avenue, off Kampong Bahru Road.



When the site was launched for sale, the consortium made up of UOL Group, United Industrial Corp (UIC) and Kheng Leong Company, emerged the sole bidder at the close of the tender on April 26, 2018. The bid price was $1.035 billion or $1,138 psf per plot ratio.

Its timing proved to be prescient: A year later, the centrepiece of the 2019 Master Plan was the Greater Southern Waterfront, which at 2,000ha is almost six times the size of Marina Bay.

And Avenue South Residence is located right on the edge of the Greater Southern Waterfront, which will have a 30km waterfront promenade stretching from Pasir Panjang to Marina East. There will also be a green corridor linking Labrador Park to Gardens by the Bay.

According to Liam Wee Sin, group CEO of UOL Group, construction of the high-rise towers at Avenue South Residence has reached the 17th and 18th storeys, and  from this height, one can already enjoy views of the sea on the southern front. However, units facing north will have commanding views of the city and Mount Faber, he adds.

The design architect for Avenue South Residence is the award-winning, Singapore-based ADDP Architects. German firm Ramboll Studio Dreiseitl is the landscape architect for the project. In the future, the landscaped grounds of Avenue South Residence will  be linked to a neighbouring public park and playground on one end. And on the other end, it will be connected to the Rail Corridor, says Liam.

The Rail Corridor is a 24km “green spine” that will extend from Cantonment MRT Station (where the former Tanjong Pagar railway station is located) to Woodlands train checkpoint in the north.

“Avenue South Residence will appeal to those who want to live near the CBD, and yet be close to nature,” says Liam. “People can see the superstructure of the tall towers coming up and the growth potential of the Greater Southern Waterfront over the long term.”

About 580 units (54%) at Avenue South Residence have been sold at an average price of $1,973 psf following the project’s launch over a year ago, based on caveats lodged as at Oct 26. “The sales momentum is likely to continue,” adds Liam.

Indeed, the Greater Southern Waterfront seems to hold a fascination for Singaporeans. At the inaugural EdgeProp Excellence Awards 2017, the winner of the People’s Choice award was Corals at Keppel Bay by Keppel Land. The 366-unit development is near Keppel Club, where the golf courses are being earmarked for redevelopment as part of the overall vision for the Greater Southern Waterfront.

Perhaps it is this vision of a new waterfront city and future urban life blending with nature that is the attraction.
