In our view, Arina East Residences’ average transacted price at around $2.5 million also sits quite comfortably in the budget range of many buyers and investors today,” adds Fong.

New properties with freehold tenure are increasingly rare

Unless a freehold site is transacted via a collective sale, or a landlord decides to redevelop their existing freehold property, new freehold developments are unlikely to enter the market, according to Marcus Chu, CEO, ERA Singapore.

“It has become increasingly difficult to purchase freehold properties today. Since the introduction of the Government Land Sales (GLS) Programme in 1967, all land parcels sold have a 99-year leasehold tenure. This has made freehold developments, particularly new ones, exceptionally rare and highly sought-after,” says Chu.

“Prospective buyers could also consider the potential future growth upside arising from the transformation that is taking place in the surrounding areas, such as the Kallang Alive Masterplan, which seeks to turn the Kallang precinct into a vibrant sporting and lifestyle destination,” adds Fong.

Moreover, many new and exciting upcoming developments, such as recreational, sporting, and lifestyle attractions, as well as waterfront residential precincts, will be progressively introduced around Marina Bay, Marina Channel, and Kallang Basin, as announced by the Prime Minister in his 2024 National Day Rally Speech.
