When Grandeur Park Residences first previewed in February last year, over 10,000 people showed up at the sales gallery. One month later, 60% of its total 720 units were sold at its official launch. Today, only around 25 units are still available for sale.
The 99-year leasehold development, next to Tanah Merah MRT station, stands out for its array of wellness and health facilities. At the EdgeProp Singapore Excellence Awards 2018, Grandeur Park Residences won in three categories: Innovation Excellence, Marketing Excellence and Top Development.
The recreational facilities provided, ranging from indoor spa to high-tech gym equipment, are impressive, says Lee Liat Yeang, one of the judges for the EdgeProp Excellence Awards. Lee is senior partner of real estate practice at law firm Dentons Rodyk & Davidson.
The developer CEL Development — property development arm of listed construction group Chip Eng Seng Corp — focused on providing unique wellness facilities to its residents. According to CEL, these include a Himalayan Salt Room, a lounge space packed with heated blocks of Himalayan salt, believed to be beneficial in treating skin conditions and respiratory ailments; an Ice Therapy Corner, where fitness buffs can go after exercising; and a Sensory Spa Jet, where residents can relax under the stream of water jets.
There is also a range of exercise facilities at the condo. Omnia fitness equipment is provided at a dedicated exercise pavillion. Omnia is a versatile training concept where users can perform a wide range of exercises, from traditional strength training routines to cardio workouts and more. A separate fitness studio is available for yoga lessons. Water facilities include a 50m infinity pool, aqua gym and outdoor Jacuzzi.
CEL also offers residents a range of lessons, from classes on music and fitness to sports. The developer tied up with business partners Amore Fitness and Mandeville Conservatory of Music to provide fitness, guitar and violin lessons to residents. Other lessons include those on swimming, tennis and cooking.
CEL has also carved out dedicated play areas and facilities for children. There is custom-sized gym equipment for children in the family gym, and a dedicated children’s clubhouse housing an al fresco dining area with kid-friendly furniture. For adventurous children, there are climbing structures, a tree house and a water play zone. Overall, the facilities at the development cater to younger families, says Ong Choon Fah, CEO of property consultancy Edmund Tie & Co. “Given that the site is fairly large, [the developer] is able to cater for all these”, she says. “They have brought facilities that you would expect in a prime area to a suburban development”, Ong tells EdgeProp.
Grandeur Park Residences comprises six towers laid out in a U-shape; the 50m lap pool and aqua gym mark the centre of the development and are separated by wooden decks and landscaped greenery. To maintain privacy, each residential block is located a minimum 25m away from one another. This, in turn, creates spaces for facilities like lounge cabanas and dining pavilions. Meanwhile, CEL kept the commercial functions — integrated shop units and a childcare centre — tucked away in a corner of the development, offering residents convenience without disrupting the quiet of the community.
Certain blocks at the condo come with different facade designs. Block 1 and 2, right next to Tanah Merah station, come with privacy screens, while Block 3 and 4 are installed with sun screens. All towers are orientated in a north-south direction to minimise heat from the harshest of sun rays. There are also corner balconies to maximise views of the landscape.
At Grandeur Park Residences, the unit mix ranges from one-bedroom units to five-bedders, at 420 to 1,744 sq ft. As at Sept 19, there were only 26 units left unsold at the development. In March last year, the average price fetched was $1,373 psf. The average price has now risen 13% to $1,552 psf for the duration of March to August.
So far, the highest price transacted at Grandeur Park has been $2.2 million ($1,523 psf). This was for a 1,453 sq ft, five-bedroom unit on the 13th floor, sold this March.
