Bungalow with 17 rooms on Koon Seng Road going for $12.5 mil

SINGAPORE (EDGEPROP) - Nestled in Singapore’s east side, a 3½-storey, freehold bungalow in District 15, along Koon Seng Road, is on the market at a guide price of $12.5 million. The psf price works out to $1,722, based on a land area of 7,260 sq ft.

With a total built-up area of 13,000 sq ft, the house would be suitable for a large multi-generational family which is looking to stay together, shares Alex Ng, associate group director at PropNex, who is marketing the property. The car porch can fit six to seven cars, and there are 17 rooms in total in the house, allowing each family member of a large household to occupy their own room. Each family unit could also occupy one level, he says.

The future homeowner will also be able to enjoy a 15m swimming pool, equipped with jacuzzi functions. The basement level houses a gym, a communal space with a pool table, a sound-proof theatre, a bomb shelter, and two other store rooms. On the same floor, there is also a large room fitted with desks that can be utilised as a study nook.

All the bedrooms in the house are en suite, and spacious enough to fit king-sized beds. The attic level houses three bedrooms, the third-storey houses four bedrooms, while the second floor has five bedrooms. Two of the bedrooms have full-height windows to maximise the views, and come pre-installed with grilles to ensure safety. On the attic level, one bedroom opens out to a balcony area, where the homeowner would be able to catch a glimpse of Marina Bay Sands, Ng says.



To ensure that the house is well-lit, the developer introduced ample windows throughout the house. The basement level also enjoys natural light from the glass panels fitted into the grounds on the first level.

The home has a ceiling height of 3.3m, and boasts a mix of parquet and granite floorings for selected rooms.

There is also a lift that will serve the residents of the house, which can fit up to eight people. It is strategically placed in the centre of the home, separating the rooms so that family members can have their privacy, says Ng.

The property is a two-minute walk to Haig Girls’ School. Other amenities nearby include Dunman Food Centre, which is a four-minute walk from the property, and eateries in the Joo Chiat enclave, which is some 10 minutes away by foot. It is also within close proximity to shopping malls like I12 Katong and Parkway Parade. It is a 15-minute walk to the upcoming Marine Parade MRT Station on the Thomson-East Coast Line. Via Still Road, the potential homeowner can travel towards the city centre, says Ng.

The developer for the property is a boutique developer who has a track record of over two decades and has a predominant focus on landed houses, shares Ng. The developer has also built some smaller apartments, although he estimates that landed properties contribute 80% of the developer’s portfolio.

The developer purchased the land some six years ago, and decided to build the house three years ago, he adds. The house was completed last year.
