City Developments-MCL Land previews Copen Grand at prices starting from $1.08 mil

EDGEPROP (SINGAPORE) - Copen Grand, the first executive condo (EC) in the upcoming Tengah Town, will open for e-application on Oct 7 till Oct 17, with sales bookings to start on Oct 22.

Developed jointly by City Developments Ltd (CDL) and MCL Land, the 639-unit EC is located at Tengah Garden Walk, in the heart of Tengah Town, which is envisioned as Singapore’s “first smart and sustainable precinct”.

The EC will have 12 blocks of 14-storeys, with a range of units from 807 sq ft for a two-bedroom plus study to 1,722 sq ft for a top-floor five-bedroom premium unit. The apartments will be priced from $1.08 million ($1,338 psf) for a two-bedroom plus study; $1.18 million ($1,260 psf) for a three-bedroom deluxe; $1.28 million ($1,279 psf) for a three-bedroom premium; to $1.48 million ($1,250 psf) for a four-bedroom deluxe; $1.58 million ($1,255 psf) for a four-bedroom premium and $1.88 million ($1,189 psf) for a five-bedroom premium.

“While homebuyers will take into consideration the impact of the recent policy changes, ECs are tailored for a select group of eligible buyers who have the special privilege of purchasing a home with an array of full condo facilities – with qualifying first-time buyers being able to enjoy a CPF [Central Provident Fund] housing grant of up to $30,000,” says a CDL spokesperson.

Given the limited supply of new ECs coming onstream, “it is the right time to launch”, adds the spokesperson.



Copen Grand is located within walking distance of three MRT stations on the upcoming Jurong Region Line — Tengah, Hong Kah and Tengah Plantation — as well as a bus interchange. Existing MRT stations nearby are Choa Chu Kang, Boon Lay and the Jurong East Interchange Station for three lines — East-West, North-South and Jurong Region.

Two neighbouring hubs, Jurong Lake District, the largest mixed-use business district outside of the CBD; and the Jurong Innovation District, a hub for advanced manufacturing, are also nearby.

Tengah will feature the first car-free town centre, with underground roads freeing up space on the ground level for dedicated walking and cycling paths. Amenities include a future 20ha Central Park.

Copen Grand will be Singapore’s first Green Mark Platinum Super Low Energy EC, integrating green design, smart technology and luxury living throughout the development. “This nature-inspired EC reflects our ethos as sustainable developers. Copen Grand is thoughtfully designed as a smart and resource-efficient project,” says Sherman Kwek, CDL group CEO.

Rob Garman, CEO of MCL Land, adds: “Buyers stand to gain from the first-mover advantage in the new future-forward precinct, benefitting from its evolution around them.”

CDL and MCL Land are familiar with the western region, having developed past EC projects such as the 466-unit The Rainforest at Choa Chu Kang Avenue 3 and the 1,327-unit Sol Acres at Choa Chu Kang Grove respectively.

Copen Grand will be CDL’s 10th EC project to date. In September, CDL won an EC site at Bukit Batok West Avenue 5 with a bid of $336.068 million or $626 psf per plot ratio.
