Coliwoo wins SLA tender for Jalan Loyang Besar property, to open resort chalet

Coliwoo, the co-living subsidiary brand of real estate management services group LHN, has won a tender by the Singapore Land Authority (SLA) for a holiday chalet site at 159 Jalan Loyang Besar in Pasir Ris.

The price-quality tender for the property, which comprises 20 two-storey buildings and four single-storey structures, closed last December. The site spans a land area of 380,869 sq ft and has a total gross floor area of 106,949 sq ft. It has a lease tenure of three years, with the option to extend the lease for two terms of three years each.

Tender results published by SLA online show that Coliwoo submitted a monthly rental bid of $225,000. It was the second-highest of five bids, coming just under the $225,900 bid submitted by hostel and dormitory operator Tee Up. The remaining three bids came from Tap Co-Livings at $118,888, Cherryloft Resorts and Hotels at $138,000, and The Bus Hotel at $98,000.

In a June 2 press release, Coliwoo says it plans to convert the property into its first resort-style chalet. Renovations are expected to take 10 months, with the resort targeted to open in 2026. Billed as an eco lifestyle hub, the property will have 350 keys, doubling the current number of units at the site and making it Coliwoo’s third-biggest property.

Facilities at the property include swimming pools, indoor and outdoor sports zones, meditation gardens and barbecue pits. Coliwoo says guests can also look forward to social bonding events organised by the firm.

“We are excited to be awarded the tender at 159 Jalan Loyang Besar, marking Coliwoo’s strategic expansion into eastern Singapore and our first foray into resort-style co-living hospitality,” says Kelvin Lim, executive chairman of LHN and founder of Coliwoo.

He adds: “We believe this project will set a new benchmark for co-living in Singapore, meeting the evolving needs of today’s modern guests and travellers who seek flexible, community-driven living spaces that also offer a touch of escape.”

The revamped property will have sustainability features, including solar energy systems, electric vehicle charging stations, dedicated cycling paths and extensive landscaping.

Nearby attractions include Pasir Ris Beach, Downtown East and Wild Wild Wet.
