SINGAPORE (EDGEPROP) - A 999-year leasehold corner terraced house at Ming Teck Park, off Sixth Avenue in District 10, will be put up for auction on Dec 15 at a guide price of $6 million. An estate’s sale, the house is being sold with vacant possession, says SRI Auction managing partner Mok Sze Sze, who is handling the auction.

The property has a land area of approximately 3,145 sq ft, which means the guide price is around $1,908 psf. The two-storey house has a built-up area of 2,004 sq ft. The house’s first floor has a large living and dining area with a regular, square layout. The living area has sliding doors that open to an outdoor patio and the garden, allowing ample natural light into the space. There is also a washroom, wet and dry kitchens, and a separate backyard patio. There is a total of three bedrooms in the house, which are all located on the second floor. The master bedroom has an en suite bathroom and a balcony, while the other two bedrooms share a common bathroom.
Mok says one of the property’s key appeals is its serene surrounding environment. It is located in a quiet landed residential enclave adjacent to Ming Teck Park Green, a small green expanse perched on top of a hill. The enclave forms part of a wider mixed-landed residential estate bound by Holland Road to the south, Sixth Avenue to the east, and the Rail Corridor — the 24km green passage stretching from the future Woodlands North Coast to the Greater Southern Waterfront areas — to the west.
Based on caveats lodged, only two homes along Ming Teck Park have changed hands this year. The first was on Aug 4, when a semi-detached property with a land area of 3,207 sq ft was sold for $6.55 million or $2,042 psf. This was followed by the sale of another semidetached house with a land area of 3,321 sq ft, for $6.9 million or $2,077 psf, on Sept 8. The last time a terraced house on Ming Teck Park changed hands was in October 2021, when one sitting on a land area of 1,935 sq ft was sold for $4.75 million ($2,454 psf).
The property will appeal to families with school-going children, as it is near Henry Park Primary School, Methodist Girls’ School and Nanyang Primary School. It is close to various amenities like Jelita Shopping Centre at Holland Road, which houses a Cold Storage supermarket, a pharmacy and F&B outlets. Other nearby retail hubs include Guthrie House at Fifth Avenue and The Grandstand at Turf Club Road, all within a 10-minute drive of the property. Holland Village, a popular lifestyle neighbourhood with many eateries and shops, is a five-minute drive away.
