Country Grandeur hits new high of $2,115 psf

The sale of a three-bedroom unit at Country Grandeur has topped the list of condo transactions that set new psf-price highs over the week of Nov 11 to 18. The 1,442 sq ft apartment on the ninth floor changed hands on Nov 17 for $3.05 million, or $2,115 psf.

This is the first time a unit at Country Grandeur has transacted above $2,100 psf. Before this, the development’s psf-price high stood at $2,011, which came from the sale of another 1,442 sq ft unit on the third floor for $2.9 million on Nov 3. The unit sold on Nov 12 also represents the most expensive unit at Country Grandeur by absolute price.

Situated in District 20, the freehold single-tower condo along Lorong Putong in Bishan was completed in 1996. It features 68 three-bedroom units measuring 1,410 sq ft to 1,442 sq ft. It is within walking distance of Bright Hill MRT Station (Thomson-East Coast Line) and Ai Tong School, while other amenities nearby include MacRitchie Reservoir and Thomson Plaza.

On average, units sold at Country Grandeur this year transacted at $2,036 psf. This is higher than the year before, when only one unit changed hands at $1,779 psf, and in 2023, when the development recorded two resale deals at an average of $1,844 psf.

Whistler Grand also hit a new psf-price high during the week in review. A 990 sq ft, three-bedroom unit on the 26th floor fetched $2.05 million, or $2,070 psf on Nov 12. This surpasses the previous record of $2,064 psf, when a 1,066 sq ft, three-bedder at Whistler Grand changed hands for $2.2 million in January this year.

Completed in 2022, the 99-year leasehold property comprises dual 36-storey towers along West Coast Vale in Clementi. Situated in District 5, it is close to Clementi MRT Station (East-West Line) and amenities such as Clementi Mall and 321 Clementi. The 716-unit development consists of one- to five-bedders measuring 441 sq ft to 2,422 sq ft.

Whistler Grand saw 57 resale deals this year, at an average psf price of $1,917. Last year, it saw 53 transactions, at a lower mean psf price of $1,882.

In terms of absolute price, the most expensive unit at Whistler Grand is a 2,422 sq ft five-bedder that was sold by developers in 2021 for $3.61 million ($1,489 psf).

Freehold condo Symphony Heights also recorded its highest psf price this past week. A 1,539 sq ft, three-bedroom apartment on the tenth floor changed hands for $2.98 million, or $1,933 psf, on Nov 17. This beats the previous high of $1,890 psf from the sale of a 926 sq ft, two-bedroom apartment for $1.75 million on May 13.

The Nov 17 resale deal sets a new benchmark for Symphony Heights, as the first unit to transact above $1,900 psf and the highest absolute price ever recorded for a unit at the development.

Spanning over six blocks at Hume Avenue in Bukit Batok, Symphony Heights was completed in 1998. The 449-unit development comprises two- to four-bedroom apartments measuring 915 sq ft to 1,798 sq ft. It is situated near Hume MRT station (Downtown Line) and The Rail Mall, with the Rail Corridor nearby.

To date, Symphony Heights has seen 10 resale deals this year, averaging $1,797 psf. This is higher than last year, when seven units changed hands at an average price of $1,641 psf.

No new psf-price lows were recorded in the review week.
