DEAL WATCH: Reflections at Keppel Bay unit selling below 2015 low

Prospective buyers aspiring to stay in an iconic waterfront development might consider this property. A 1,227 sq ft mid-floor unit at Reflections at Keppel Bay is listed on TheEdgeProperty.com for $1,850,000 or $1,508 psf. The Edge Fair Value, a valuation tool on TheEdgeProperty.com, puts the value of the property at slightly over $1,600 psf.

Reflections at Keppel Bay is a 99-year leasehold landmark condominium designed by Daniel Libeskind. Developed by Keppel Land, the project is located around 500m from Telok Blangah MRT station of the Circle Line. Some of the units in the project face Sentosa Island.

A total of nine units changed hands in the project this year. The lowest transacted price on per square foot basis this year was for a 1,313 sq ft unit on the ninth floor which was sold for $1,552 psf. The closest comparable transacted recently was a 1,248 sq ft unit on the 13th floor which found buyer at $1,618 psf in June 2014.

Average monthly rent of similar-sized two-bedroom units in the development stood at $6,022 or $4.82 psf. Based on the listing price of $1,508 psf, the $4.82 psf average rent translates to a potential gross rental yield of 3.8%.
