DEAL WATCH: Three-bedder at The Seafront on Meyer for sale at $1,465 psf

A 1,980 sq ft unit at The Seafront on Meyer is on the market for $2.9 million ($1,465 psf). “The three-bedroom unit is on the ground floor and faces the playground of the development,” says ERA Realty’s Yunni Cheung, who is marketing the property. “It is well maintained and currently vacant.”

The owner is a Singaporean who is selling because he is moving overseas, adds Cheung. “Residents of The Seafront on Meyer will benefit from the future Tanjong Katong MRT station, located a five-minute walk away.” The station is expected to open in 2023.

The Seafront on Meyer is located on Meyer Road in District 15. Developed by CapitaLand, the freehold condominium was completed in 2010 and comprises three 24-storey blocks housing 327 units. Schools nearby include Kong Hwa School and Tanjong Katong Primary School.

There is a mix of two- to four-bedroom units at The Seafront on Meyer, with sizes ranging from 1,066 to 2,605 sq ft. There are also six penthouses measuring 4,273 to 4,295 sq ft.

Units at The Seafront on Meyer were sold at an average price of $1,600 psf when it was launched in April 2007, based on URA caveat data. The average price peaked at $1,745 psf in 2011, which saw 31 transactions. Prices then softened and fell below the $1,600 psf mark in 2014.

Over the past three years, prices have picked up from an average of $1,548 psf in 2015 to $1,597 psf in 2017. So far this year, there have been nine transactions. The most recent transaction was on Aug 1, when a 1,604 sq ft unit was sold for $2.7 million ($1,683 psf), the highest psf price achieved at The Seafront on Meyer this year.
