The recent listing of a freehold detached house off How Sun Drive in District 19 is sure to catch the attention of any discerning landed home buyer in the market today. Located in a low-rise private residential enclave off Bartley Road, the three-storey home features an attic and a basement.

The property was completed in 2021 and developed as a family home by a local boutique developer, Astoria Property. The seven-bedroom home offers two en suite master bedroom suites, a lift, a pool, and a basement garage large enough for five cars. The new owner will also appreciate the inherent privacy as the 5,411 sq ft plot sits at the end of a cul-de-sac with only seven other neighbours.

The home boasts a central location in Bartley, less than a five-minute walk to Bartley MRT Station on the Circle Line. Numerous schools are in the vicinity, including three primary schools which are within 1km — Cedar Primary School, Maris Stellar High School, and Paya Lebar Methodist School.

A property of this calibre would be a standout home in any prime district neighbourhood, especially considering the attentiveness to detail and money spent by the owner to create such a high-quality home, says Martin Goh, principal consultant at Realstar Premier Group, the exclusive marketing agent. These qualities, and its location within an often-overlooked neighbourhood, elevate its value and rarity, making it a truly hidden gem, he adds.

Handpicked designs and materials

The architecture, design, choice of materials and fittings clearly reflect an insider’s expertise in landed home construction and design. For example, the pool is lined with 25x25 Italian mosaic tiles and features a long-lasting sea-salt filtration system and a Jacuzzi system.

The owner personally handpicked most of the home systems as well as materials like the marble tiles, and was on-site to supervise the installation of fittings and fixtures.

Guests are often awed by the hand-cut Italian Calacatta Lorenzo marble floor of the living room, and the dedicated guest powder room is lined with the visually stunning Italian Aurora Viola marble. A translucent Cristallo quartzite from Brazil anchors the interior design of the living room, with its size complementing the room’s 3.5m ceiling height.

Another statement piece is the dining table which was crafted from Brazilian Mont Blanc quartzite. Likewise, the countertop of the dry kitchen island is made from polished and leathered Sahara Gold granite from Brazil.

The basement features a large movie-cum-karaoke room where the family regularly enjoyed weekly movie nights together. The soundproof room features top-of-the-line equipment such a Monitor Audio 7.1.4 home theatre speaker system with a Kaleidescape server, a Japanese MBM home karaoke system, and a 4K Sony projector.

The basement also consists of a 10-seater private meeting room which has hosted board meetings and is equipped to take video calls and virtual meetings.

The house has been designed to be net energy positive, which means each month it generates more than its required energy consumption, with the excess energy sold back to the grid. This is accomplished via energy conservation technologies such as an Aumada air-to-water heat pump and high-efficiency solar panels.

Thoughtfully designed to live in

The layout of the house has been thoughtfully designed to set apart the private living quarters. A remarkable feature is that the house comes with two master bedroom suites, with one on the second floor and the other on the third floor.

Each master bedroom suite comes with a large bedroom that can accommodate a king-sized bed, a lounge area, a walk-in wardrobe, and a bathroom that is equipped with two vanities and a bathtub. The size of each suite spans approximately half of the floor.

Each of the remaining en suite bedrooms can fit a king-sized bed. There is also a junior master bedroom suite on the attic. This bedroom also features a walk-in wardrobe and a sizeable bathroom. The attic also has a roof terrace under a glass canopy with automated horizontal skylight blindwith views of Bartley Road and Bidadari.

The layout of the house and the number of spacious bedrooms are perfectly suited for 3 or 4 generational living, comfortably accommodating the needs of an extended multi-generational family, says Goh. He adds that rooms can also be repurposed for other lifestyle needs, such as a private study, a study room, or a gym.

According to Goh, it would be nearly impossible to find another house within the How Sun Drive estate—or even in Districts 13, 19, 20, or 28—that matches this property’s exceptional build quality, premium materials, and extensive in-house amenities, all while being within 1km of three popular schools, close to major shopping malls, and offering excellent connectivity via nearby expressways.

He estimates that if the house were to be built to these specifications today, it would cost more than $4.5 million and take at least three years to complete, given prevailing construction costs, price of materials, and development expenses.

“The qualities of this home, coupled with its development history, make it a unique listing in the landed market. Though it was designed and build by a developer, it is an excellent example of a home that was clearly designed to be lived in rather than a development project,” says Goh.

A hidden gem in Bartley

Most of the residential developments in this estate are low-rise landed homes and private residential developments.

Next to the house is the compound of the Ramakrishna Mission Singapore, a religious complex and a landmark of the Bartley area. The heritage site comprises several low-rise buildings and was gazetted for conservation in 2006.

Since the house sits near the crest of a hill, some rooms overlook the open grounds, gardens, and low-rise buildings at the compound. The view and proximity contribute to the area’s sense of tranquillity and exclusivity.

Families with children of school-going age should not overlook this property which is less than 1km of three primary schools — Cedar Primary School, Maris Stellar High School, and Paya Lebar Methodist School.

Five other primary schools are also less than 2km away, including Canossa Catholic Primary School, St Gabriel’s Primary School, Xinghua Primary School, Yangzheng Primary School, and Zhonghua Primary School.

Several shopping malls are a short drive away, such as NEX, Woodleigh Mall, Paya Lebar Quarter, and Junction 8.

Moreover, with Bartley MRT station effectively at the doorstep, other areas served by the Circle Line are easily accessible. These include Unesco World Heritage Singapore Botanic Gardens, the Holland Village lifestyle district, one-north precinct, Kent Ridge educational cluster, and Singapore Sports Hub in Kallang’s sports precinct.
