First Sentosa Cove property up for auction in 2018

On Feb 28, a duplex penthouse at The Berth by The Cove in the prestigious Sentosa Cove waterfront residential enclave will be put up for mortgagee sale at a monthly auction by Edmund Tie & Company (ET&Co). This marks the first Sentosa Cove property to be put up for auction in 2018, notes ET&Co. It also marks the first time the penthouse has been put up for mortgagee sale, and for sale by auction, according to ET&Co.

The penthouse was bought for $5.64 million ($1,919 psf) in October 2011, according to URA caveat data. “It offers unblocked views of the marina and the landed homes at Paradise Island and Coral Island on Sentosa Cove,” says Joy Tan, head of auction and sales at ET&Co.

The four-bedroom unit has about 2,939 sq ft of floor area, and a living area that has a double-volume ceiling height. It features private lift access and a private spa pool, which is ensuite to the master bedroom.



“This is the first time in recent years that a unit under mortgagee sale is available at The Berth by the Cove,” notes Tan.

According to ET&Co, six non-landed units at Sentosa Cove went under the hammer in 2017. Of the six units, four were mortgagee sales. The mortgagee sales include a four-bedroom, 4,069 sq ft unit on the seventh floor at the 151-unit Seascape, which was sold for $6.2 million ($1,524 psf) at an auction held by JLL in January.

Of the three remaining mortgagee sales, two involved a third-floor, 1,238 sq ft unit and a fifth-floor, 1,227 sq ft unit at the 228-unit The Residences at W Singapore Sentosa Cove. The other involved a fourth-floor unit measuring 2,433 sq ft at the 91-unit Turquoise.
