Five shop units at The Minton on the market for $5.99 mil

SINGAPORE (EDGEPROP) - Five retail units at The Minton, a 99-year leasehold condominium located on Hougang Street 11 in District 19, have been put up for sale by the auction team at Knight Frank. It is a bank sale, and the units will be offered for sale by private treaty. The guide price for the combined units is $5.99 million.

The units, located on the ground floor, have a total gross floor area of 3,164 sq ft. Thus, the guide price translates to about $1,893 psf on the floor area. They will be sold with vacant possession and on an “as is” basis.

The Minton is a 1,145-unit development completed in 2013, and comprises ten 15-storey blocks with a mix of one- to five-bedroom residential units that range from 549 sq ft to 2,885 sq ft. The five shop units offered for sale by private treaty are part of a total of six strata shops on the first level of the development.



The shop units for sale are those at No. 77 to 81. The units at No. 79 to 81 range in size from 290 sq ft to 312 sq ft. No. 78 has a floor space of 775 sq ft, while the biggest is No. 77, which has a toal area of 1,496 sq ft. The units are available for sale both individually or as a portfolio.

Under URA guidelines, the types of trades and personal services allowed in such shops include a minimart, tuition centre, hair salon, traditional Chinese medicine clinic or a cafe.

URA caveats show that three of the shop units at The Minton were sold for $5.68 million ($4,126 psf) in July 2016. These units were at Nos. 78, 79 and 80.

In 2019, two retail units at The Minton were leased for $8.39 psf per month. Prior to that, a shop unit was leased for a low of $2.75 psf per month, while another fetched $9.68 psf per month, according to URA data.

A nearby mixed-use development is Promenade @ Pelikat, a freehold residential and commercial space at Jalan Pelikat in District 19. It consists of 164 residential units and 270 strata commercial units. (See: Find Singapore commercial properties with our commercial directory)

Six commercial units have been sold at Promenade @ Pelikat so far this year. Prices ranged from $290,000 ($1,796 psf) for a 161 sq ft basement unit sold on Jan 14 to $850,000 ($2,632 psf) for a 323 sq ft unit sold on June 22.
