A row of nine freehold conservation shophouses located near Farrer Park MRT has been listed for sale at $45 million on TheEdgeProperty.com.

According to marketing agent, ERA branch division director Donny Lee, the shophouses are zoned for residential with mixed commercial use. The price per squarefoot is $4500 on built-up area of 10,000 sqft. The shophouses are currently owner-occupied. Based on transactions over the past 12 months, the price of shophouses in the vicinity ranges from $3,362 psf to $4,699 psf and the rental yield ranges from about 1.1% to 2.5%.

Farrer Park MRT is a station on the North East Line that is connected to City Square Mall by an underground linkway. Other options for shopping in the area include Mustafa Centre, a 24-hour department store, Tekka Market and Tekka Mall, and Sim Lim Square. Notable attractions in the area include the Jalan Besar Stadium, Sri Veeramakaliamman Temple and Leong San Temple.
