FoundOnEdgeProp: Live near Holland Village for under $650K

SINGAPORE (EDGEPROP) – The upcoming Build-To-Order exercise includes a project near Holland Village. The excellent location of this project is expected to generate strong demand from prospective buyers. Additionally, the project is expected to be launched under the Prime Location Public Housing scheme. Homebuyers keen to live near Holland Village but wishing to avoid the longer minimum occupation period of 10 years may consider purchasing from the resale market.

We searched through the HDB sales listings on EdgeProp and found several flats located near Holland Village with asking prices below $650,000.

Three-room flats along Holland Drive

At the time of writing, there were three different listings for three-room HDB flats along Holland Drive. Two of the available flats are located at 11 Holland Drive, and the third flat is located at 13 Holland Drive. All three flats are within walking distance of Holland Village MRT Station, Holland Village, Holland Drive Market and Food Centre, as well as One Holland Village.

The listed flats at 11 Holland Drive measure 700 sq ft and were completed in 1975. The flat on a low floor had an asking price of $399,999 ($571 psf), while the flat on a high floor had a higher asking price of $450,000 ($643 psf).

The flat at 13 Holland Drive also measures 700 sq ft and is on a low floor. Like the two flats at 11 Holland Drive, it was also completed in 1975. However, it has a higher asking price of $418,000 ($597 psf) compared to the low-floor unit at 11 Holland Drive. Both blocks are located within walking distance of each other, but residents at 13 Holland Drive may enjoy better views than those residing at 11 Holland Drive. This is because 11 Holland Drive is sandwiched between an HDB block and a multi-storey car park.

Four-room flats near Holland Village

Those who require more space might want to consider a four-room HDB flat at 2 Holland Avenue. The high-floor flat measures 947 sq ft and was completed in 1974. At the time of writing, it was listed with an asking price of $599,000 ($633 psf).

The four-room flat at 2 Holland Avenue is a short walk away from the aforementioned three-room flats along Holland Drive. However, the flat at 2 Holland Avenue is nearer to Holland Village and Holland Village MRT Station compared to the three-room flats along Holland Drive.

At the time of writing, there was also a listing for a four-room flat at 8 Holland Avenue. However, the flat is smaller at 882 sq ft and has a higher asking price of $620,000 ($703 psf). It is located on a high floor and was completed in 1974.

Moreover, 8 Holland Avenue is located within walking distance of the dual-line Buona Vista MRT Station than Holland Village MRT Station. Buona Vista MRT Station is an interchange station that is one stop away from Holland Village MRT Station. The block is also situated near one-north and The Star.

Price trends for HDB flats in Queenstown

The average resale price for four-room HDB flats in Queenstown has been significantly higher than that for their three-room counterparts. It is noteworthy that two of the aforementioned listings for three-room flats have lower asking prices than the current average price of $630 psf for the same flat type in Queenstown. Similarly, both of the aforementioned listings for four-room flats have asking prices that are below the current average price of $886 psf for four-room flats in the same town.

Since 2014, the average price for four-room flats in Queenstown has also grown at a faster pace of 28.4% compared to a growth rate of 13.5% for three-room flats over the same timeframe.
