A four-room flat at 277A Compassvale Link in Sengkang was just sold for a record-high of $877,000

Earlier this month, a four-room HDB flat at 277A Compassvale Link was sold for $877,000 ($886 psf). Located on the 13th to 15th storeys, the sale price of the 990-sq ft flat marks a record high for four-room flats in Sengkang.

Thus far this year, 640 four-room flats in Sengkang have changed hands, with prices ranging from $500,000 to $877,000. However, only four of these flats have been sold for more than $860,000 (see Table 1). Furthermore, these four flats have fetched the highest prices for four-room flats in Sengkang.

Notably, all four flats are located a short walk from each other (see Map 1). The subject flat and the flat at 272D Sengkang Central could have commanded higher prices than the two flats along Sengkang East Avenue due to their closer proximity to Buangkok MRT Station, Sengkang Grand Mall, and Buangkok Hawker Centre. The four flats are also within walking distance of three primary schools, namely North Vista Primary School, Palm View Primary School, and Punggol Primary School.

The arguably more convenient location of the subject flat and the flat along Sengkang Central likely mitigated their shorter remaining lease compared to the two flats along Sengkang East Avenue. The leases for these two flats commenced in 2009, leaving them with a remaining lease of 83 years. In comparison, the flats along Sengkang East Avenue have a remaining lease of 89 years, as their leases commenced in 2015.
