A four-room HDB flat at 82A Circuit Road was recently sold for $1.088 million ($1,087 psf). The 1,001-sq ft flat, located on the 16th to 18th storey, is part of MacPherson Spring, which was launched as part of the Build-To-Order (BTO) exercise in February 2015. MacPherson Spring is also part of Geylang HDB town.
As the lease for the subject flat commenced in 2020, it has a long remaining lease of approximately 94 years. Thus far this year, 15 four-room flats at MacPherson Spring have been sold for at least $1 million.
Factors driving the million-dollar price tags include the flats’ long remaining lease and the project’s close proximity to the dual-line MacPherson MRT Station. Additionally, Canossa Catholic Primary School and Geylang Methodist Primary School are within a 1km radius (see Map 1).

The subject flat has a typical layout for a four-room HDB flat, comprising an en-suite master bedroom, two additional bedrooms and a common bathroom. The unit also has a service yard adjacent to the kitchen (see Floor Plan 1).
Last month, another four-room flat from the same project was sold for $1.084 million ($1,049 psf) (see Table 1). However, this flat at 83A Circuit Road is slightly larger at 1,033 sq ft and is located on the 19th to 21st storey—higher than the subject flat. Additionally, its layout differs from that of the subject flat.

Both flats have an en-suite master bedroom, two additional bedrooms, and a common bathroom. However, one of the bedrooms in the larger flat is separate from the other two bedrooms and the bathrooms (see Floor Plan 2). The larger flat also has a balcony adjacent to the master bedroom, whereas the subject flat does not have a balcony.
