A four-room HDB flat at 185 Jelebu Road was recently sold for $868,000 ($858 psf), a record high for four-room flats in Bukit Panjang. The lease for the 1,012-sq ft flat started in 2003, leaving it with a remaining lease of 77 years.

The recent transaction surpassed the previous high of $850,000 ($868 psf) set by another four-room flat at nearby 182 Jelebu Road. This flat is smaller at 980 sq ft but it shares the same remaining lease as the subject flat. Another four-room flat in Block 182 was sold in May for $830,000 ($968 psf). However, this lower-priced flat is smaller at 969 sq ft (see Table 1).

All three flats are located a short walk from Bukit Panjang MRT and LRT Stations, Bukit Panjang Integrated Transport Hub, Bukit Panjang Plaza, Hillion Mall, and Bukit Panjang Library (see Map 1). Primary schools within a 1km radius include Greenridge Primary School, West View Primary School, and Zhenghua Primary School.
