A freehold eight-storey industrial building at 10 New Industrial Road is up for sale by expression of interest (EOI) for $80 million, with CBRE as the exclusive marketing agent for the property.

Situated along New Industrial Road in District 19, the building sits on a 30,220 sq ft plot of land with gross floor area (GFA) of 75,261 sq ft. The building has floor-to-floor heights of up to 5.7 metres, with strong floor loadings and dual incoming 1,200A power supplies. It also features 40-foot container accessibility and 40 parking lots spread across basement and surface levels.

According to the Urban Redevelopment Authority’s (URA) Master Plan 2019, the site is zoned for Business 1 (B1) use, industrial operations such as manufacturing and R&D activities. It has a plot ratio of 2.5.

The project is expected to appeal to investors seeking long-term income streams and owner-occupiers pursuing a premium facility that is immediately ready for use.



The property enjoys seamless connectivity, with Bartley MRT Station on the Circle Line being within walking distance, and access to major expressways such as Airport Road and the Kallang-Paya Lebar Expressway (KPE).

Graeme Bolin, head of occupier and leasing for industrial and logistics services, at CBRE Singapore, adds that the property “represents a compelling investment with significant benefits from its freehold status for discerning industrial users and investors looking to future-proof their portfolio”.

The EOI exercise will close on Nov 6, 3pm.
