Freehold industrial Tong Lee Building in Geylang launched for collective sale by tender at $410 mil

SINGAPORE (EDGEPROP) - Freehold industrial property, Tong Lee Building, located at 35/37 Kallang Pudding Road in District 13, has been put up for sale via open tender at a guide price of $410 million. Local real estate brokerage Strata AMC markets the sale of the property.

Tong Lee Building occupies 125,655 sq ft of land zoned for Business 1 use. The property comprises 189 units across two multi-storey towers with an estimated gross floor area of 532,469 sq ft. It also has 175 parking lots for cars and 14 lots for lorries.

Based on caveats lodged, the building’s latest transaction was in July last year. A 2,820 sq ft unit on the eighth floor was sold for $1.89 million ($670 psf). This was the sole transaction for the year and since December 2021.

The Tong Lee Building is within walking distance of Mattar MRT Station and near the Pan Island Expressway and Central Expressway. The collective sale tender for the sale of the Tong Lee Building will close on May 23.
