Freehold semi-detached house at Lorong Salleh for sale at $6.48 mil

SINGAPORE (EDGEPROP) - A freehold semi-detached house at Lorong Salleh in the private landed Kembangan Estate is on the market. The 3½-storey house is newly completed, having received its Temporary Occupation Permit (TOP) just last month. The house sits on a freehold land area of 3,194 sq ft and has a built-up area of 7,344 sq ft.

The semi-detached house is located near the Eunos MRT Station on the East-West Line in District 14. It has a 9m frontage, which is wider than the typical semi-detached house frontage, says Andy Cheng, associate group district director at PropNex, who is marketing the property. Hence, the car porch is wide enough to fit two cars.

On the ground floor, the house has a spacious living and dining area and a wet kitchen that has room for a kitchen island if the new homeowner desires, says Cheng. The kitchen is already fitted with a cooker hood and hob as well as cabinetry. The living and dining area has a lot of natural light as there are full-length glass sliding doors that open out to a courtyard garden. At the rear of the house, beyond the kitchen, is the utility area, the helper’s room and the yard.

The house is ideal for indoor-outdoor living, given the 3.65m ceiling height and full-height glass doors, says Cheng. The doors bring in natural light throughout the day and can be left open all day to maximise cross-ventilation.

“One of the unique features of the property is the generous courtyard space, which can be turned into a landscaped garden,” Cheng comments. “It’s something that many new landed properties do not have, as developers tend to maximise the built-up area.”

The house has a total of seven bedrooms. On the second level are two en suite bedrooms, one of which is the master suite. The third level has four more en suite bedrooms. All the bathrooms are fitted with sanitaryware and bathroom accessories. There is a family area on the third floor that opens out to a spacious balcony. One of the bedrooms opens out to the same balcony too.

There are enough bedrooms to accommodate both parents working from home as well as children’s home-based learning. The property is also big enough for a multigenerational family, Cheng points out. There is a home lift that serves all 3½ floors, and it is big enough to fit four people.

Kembangan Estate is an established private landed enclave built in the 1980s and is where the former Malay villages of Kampong Kembangan and Kampong Pachitan once stood. While there is a mix of terraced houses, semi-detached and detached houses, those along Lorong Salleh are predominantly semi-detached.

There are amenities nearby, such as the Eunos Crescent Market & Food Centre, Jalan Awang Interim Park, Kembangan Plaza and Kembangan MRT Station on the East-West Line. Paya Lebar Quarter is just one MRT stop away at the Paya Lebar MRT Interchange Station for the East-West and Circle Lines. There are several malls in the vicinity, such as PLQ Mall, Kinex Mall, SingPost Centre and City Plaza.

The semi-detached house at Lorong Salleh is on the market for sale at $6.48 million, or $2,029 psf based on land area.

Transaction volume and prices have picked up in the neighbourhood. Next door is a detached house that changed hands last month for $10.2 million ($1,109 psf). The property sits on a land area of 9,199 sq ft and the house was built in 2012, according to URA Realis data. In July, a semi-detached house at Lorong Mydin changed hands for $4.6 million ($1,203 psf). It sits on a freehold site of 3,822 sq ft. The house was completed in 1990.

However, these houses, being older, are likely to be redeveloped or require extensive additions and alternations. Construction costs have also increased.

“With Covid disrupting the construction sector, this has impacted many landed housing developers entering the market due to the heavy cost of construction. Due to the lower supply available and limited options for buyers these days, there’s a premium attached to newly completed houses where owners can move in immediately,” says Cheng. “The owner would not need to oversee the construction of a project or face the hassle of dealing with contractors.”

Hence, the semi-detached house at Lorong Salleh is appealing to those who are seeking a home they can move into immediately, he adds.
