District 27, which comprises Sembawang and Yishun, is one of the hidden gems in Singapore. While this area may often be overlooked by locals, the Government has a large ongoing plan to revitalise the area, brightening the spotlight here.

The Government has launched several Build-To-Order (BTO) HDB developments, hawker centres, indoor and outdoor sports facilities, polyclinic, green spaces and many other lifestyle-related amenities for the community.

While Sembawang is moving towards a new era, it also maintains a rich heritage, as it was a former rubber plantation estate and British Naval Base. The area also boasts a newly launched Sembawang Heritage Trail, a self-guided trail that features over 30 sites spread across the Sembawang estate.

With much to look forward to in the area, a rare freehold terrace house, just a few minutes’ walk away from beautiful Sembawang Park and Sembawang Beach, has been put up for sale in the market.

Located within the Straits Gardens estate, which was previously developed by Bukit Sembawang Estates, the house at Andrews Terrace is a is a spacious and luxurious freehold intermediate terrace property with a huge floor area of 3,681 sq ft and land size of 1,615 sq ft. The house spans across four floors including a roof terrace, is in excellent move-in condition and is only just 17 years old.

The home is perfect for a medium to large family, with enough rooms for three generations to live under one roof. The current homeowner highlights that every floor has a large space, such that everyone has their own privacy, while common areas in the house are spacious enough for gatherings.

The main door of the house faces the southwest direction, allowing ample sunlight into the house without it being too warm in the day or in the evening. The main door leads into an expansive living room, dining room and one bedroom towards the end of the house and a common bathroom next to it. The first floor bedroom is great for the elderly as they need not climb up the stairs to go to their room. The kitchen is divided into two portions – the dry kitchen and the wet kitchen that extends into the backyard.

The backyard

The master bedroom and the second bedroom are on the second floor. Both have ensuite bathrooms (the master bathroom also has a covered skylight and a long bath) and are spacious enough for a full wardrobe, king-sized bed, vanity table and a study space. The third floor contains a common area for entertainment and two spacious bedrooms that come with ensuite bathrooms and balconies.

The fourth floor leads into an open roof terrace that boasts great greenery views and unblocked views of the skyline - perfect for barbeques, stargazing and other recreational activities.

The current owners are retirees and are looking to downsize as their children have grown up and are living with their spouses. The family first moved into the home back in 2006 and are the first owners of the house. The marble and parquet floors throughout the house have been well-maintained with no need for re-tiling. The owners also did not conduct any extensive interior renovations and have only fitted several built-in cabinets.

Then, using clear facts and figures, he will assist them in making the right real estate decision. He will also share his professional insights on how real estate can futureproof their future, while sharing with clients the fundamentals and exit strategies to assist them on their real estate journey.

With this Andrews Terrace property, Kwok sees promising opportunities for both homeowners and investors alike. He says: “With the government’s efforts to transform Sembawang, which not only includes large plots of land zoned for future residential use but also moving the Sembawang Shipyard out by 2024 and redeveloping its land into an exciting waterfront lifestyle precinct, there is a potential for the limited supply of freehold landed in District 27 and minutes’ walk from the beach, to see significant capital appreciation. The house’s excellent move-in condition also allows the buyer to save on any additions and alterations.”

As someone who also lives within the vicinity, Kwok sees the appeal of District 27. “Not only is the ambience quiet and peaceful, there are also many amenities close by such as the Sembawang Park, Sembawang Beach, Bukit Canberra, Canberra Plaza, Sun Plaza, Sembawang Shopping Centre, and Northpoint City, for families to enjoy and fulfil their every need. Nearby, the upcoming Woodlands Regional Centre, at a size of 100 hectares, will also be developed into a commercial hub, with an existing Thomson-East Coast Line (TEL) and the future North-South Corridor completing in 2026, further enhancing connectivity to various parts of Singapore,” says Kwok.
