A freehold terraced house located along Jalan Jintan, off Orchard Road in prime District 9, will be on the block at Knight Frank’s upcoming property auction on Nov 20. The property has a guide price of $6.9 million, which translates to $4,182 psf based on its land area of 1,650 sq ft.
An owner’s sale, this is the first time the property is being auctioned, according to Sharon Lee, head of auction and sales at Knight Frank Singapore. “We expect steady interest, primarily from families looking for a move-in-ready freehold home in a prime central location,” she adds.
The house has a built-up area of around 4,136 sq ft spanning three storeys, an attic and a basement. The first level of the six-bedroom house features a living area with double-volume ceilings, a dining area, a kitchen and a powder room. There is also a car porch, which can accommodate two cars.

The second level houses a family area overlooking the living room, along with two bedrooms and a common bathroom. The third floor comprises the en suite master bedroom with a walk-in wardrobe, as well as another common bedroom and bathroom. Both bedrooms on this level open to private balcony areas.
The attic level features a bedroom and a swimming pool, while the basement has an entertainment room and a helper’s room. The property is also fitted with a private lift serving all levels.
The house is nestled within Kimsia Park, a mixed landed enclave located off Nutmeg Road. The small neighbourhood comprises landed properties along Jalan Jintan, Jalan Lada Puteh and Jalan Kayu Manis.

Located just behind the Orchard Road shopping belt, the property is within walking distance of Orchard MRT Station on the North-South and Thomson-East Coast Lines. The property is also close to malls such as Scotts Square, Paragon and Ngee Ann City.
Lee adds: “Freehold landed homes here are limited in supply and rarely available for sale, so each listing tends to attract solid interest from both end-users and long-term investors.”
