Jansen Mansion’s asking price at $22 mil

Jansen Mansion, located along Jansen Road, has been launched for collective sale at an asking price of $22 million. This translates into $996 psf per plot ratio (ppr) based on potential gross floor area (GFA) of 23,229.57 sq ft, including development charge; or $974 psf ppr inclusive of 10% balcony, which is subject to approval.

Jansen Mansion is a 999-year leasehold development comprising 12 units on 3 storeys with a total strata area of 15,112.51 sq ft.

The development is zoned “residential” with a plot ratio of 1.4, according to 2014 Master Plan. It can be developed into 21 units averaging about 1,076 sq ft each.

The existing baseline GFA is about 21,700 sq ft with an effective plot ratio of 1.3078.



The estimated development charge payable is $1.144 million to build up to a plot ratio of 1.4, and about $1.737 million to add another 10% of balcony space.

All of the strata owners have signed the collective sale agreement, according to marketing agent Huttons Asia.

The tender will close on August 2.
