"Everything fell apart in an instant. I lost my sense of self and everything I had worked tirelessly for, my savings and my property. But through it all, I am grateful that my wife, my girlfriend at the time, stood faithfully by my side."

— Joel Choy

Amid bankruptcy, a harrowing battle with a neck tumour, the confines of incarceration and the crushing blow of a revoked license, Joel Choy’s life seemed irreparably shattered. Yet, he emerged from the ashes of despair, rebuilding his life with remarkable resilience and determination, becoming a trusted and credible voice in the industry.

In a breathtaking turnaround, Choy soared to unprecedented heights, clinching numerous Platinum and Super Gold Awards in Propnex, swiftly ascending to the elite ranks of EdgeProp Singapore’s Chart Toppers within a mere year of his return.

His journey is miraculous and an inspiring testament to the indomitable human spirit. Despite life hurling its cruellest obstacles his way, Choy refused to surrender. Armed with unwavering faith and unyielding strength, he transformed adversity into opportunity.

“Being the victim of misplaced trust, which cost me many years of hard work, today I serve my clients with conscientiousness and an elevated level of dedication. I hope my story will give hope and inspire others to persevere even when faced with trials and that there is light at the end of the tunnel if we don’t give up,” says Choy.

A journey through betrayal and perseverance

After graduating from university in 2009 with an honours degree in Mechanical Engineering, Choy entered the real estate market as a property agent. His rookie years brought him success, culminating in the purchase of his first property in 2011, a milestone achieved at the young age of 27.

However, in 2012, he placed his trust in the wrong person. Little did he know that his trust would lead him down a path of betrayal. As a favour, Choy naively allowed a childhood friend to use his share financing account to get bank loans to trade shares. Unbeknownst to him, his childhood friend had used his account to perpetuate a market manipulation scheme that Choy was unaware of and from which he did not receive financial benefit.

His nightmare began a year later when the stock price plunged, leaving Choy grappling with substantial losses. By 2014, he was forced to liquidate his marital home and face bankruptcy, burdened with a debt not of his making — a harrowing ordeal born from misplaced trust.

“Everything fell apart in an instant. I lost my sense of self and everything I had worked tirelessly for, my savings and my property. But through it all, I am grateful that my wife, my girlfriend at the time, stood faithfully by my side.”

In 2017, Choy faced another significant challenge when a health check uncovered a large tumour growing from the spinal cord in his neck. He underwent a 10-hour-long surgery to remove the tumour and he still carries the scar from the operation.

Just when it appeared that Choy had turned a corner, garnering multiple career accolades in 2018 and 2019, his past involvement in the market manipulation scheme with his once-friend resurfaced. The year 2020 saw him facing charges in court. Following two tumultuous years of legal battles, Choy was sentenced to eight months in prison in February 2022, leaving behind his pregnant wife, who was expecting twins for the first time.

“Life in prison was harsh and isolating, yet humbling. I spent much time reflecting, learning new skills and planning my next move. I was truly at my lowest point in life. However, this unique experience made me a better and stronger person,” says Choy.

“When I came out of prison, my real estate licence was revoked, but I still have a family to feed. Real Estate has been my livelihood, helping me and my family through the difficult years and it was all I knew.”

It took him about a year to present his case to the Council for Estate Agencies (CEA) to appeal to reapply for his licence and Choy is forever grateful to CEA for their sincere consideration of his case and the support provided by Propnex’s Deputy CEO Kelvin Fong.

It was indeed a blessing that Choy could continue practising real estate. He was also discharged from bankruptcy, a crucial step towards a fresh start and rebuilding his life. “I have since put my past behind me, looking ahead and working hard to provide a good future for my family.”

Since obtaining his license in March 2023, he has accomplished remarkable feats. He clinched PropNex’s coveted Platinum Award in June and November last year and secured the Super Gold Award in April, May and October. His exceptional sales performance earned him recognition at the prestigious PNG Annual Gala 2024, where he ranked among the top 300 out of over 12,000 agents.

Choy is also determined to expand his team and support more agents in reaching the top of their game. His team consistently ranks among the top in sales. “If you’re struggling with sales, remember it’s only temporary. Your breakthrough is near. If I can bounce back, so can you.”

The digital marketing maverick transforming real estate sales

Renowned for his engaging Trademark Home Presentation Videos, he ignites excitement with over 200,000 views across social media platforms. With a masterful touch, he unveils his clients’ properties to thousands within the neighbourhood, creating a tidal wave of interest and ensuring their homes stand out in a sea of competition.

“I’m dedicated to executing a robust and comprehensive digital marketing campaign for all my clients, regardless of the type of property they entrust me to sell or rent,” says Choy.

One of his notable successes includes a three-bedroom unit at Martin Place Residences. Although the owner had struggled to sell the property for a year, Choy took over and worked his magic, securing a buyer and sealing the deal within two months, fetching a record-breaking price. The seller was thoroughly impressed.

He adds: “I use video marketing to showcase each property’s highlights and unique features, educating potential buyers. But beyond that, it’s a way to filter and ensure the right fit. Prospects know what to expect beforehand, reducing sales resistance and bringing my clients’ property closer to a successful sale.”

Building trust through empowerment

Choy recounts another successful case that involved working with a young couple to sell their stagnant three-bedroom unit at Sea Horizon, which had already been on the market for six months.

“My approach involves deeply understanding where my clients stand in their real estate journey,” he says.

This couple sought to sell their unit at Sea Horizon to upgrade to a larger home as their family expanded. Ultimately, he played a pivotal role in facilitating their transition to their new residence in Tanjong Rhu.

“Many homeowners hesitate to sell because they worry about finding a new place. That’s where I step in. I worked closely with this couple, assessed their needs and provided honest advice based on research. No sales pitches, just the facts to help them make the best choice.”

The past year has marked a remarkable turnaround for Choy, as he has rebounded strongly from the adversities that once burdened him. Just last month, he and his wife joyously welcomed their third son into the world.

Despite a series of setbacks, he never lost hope. He offers: “Through all the challenges and hardships I’ve faced, I thank God for His presence in my life. His faithfulness has been my anchor during the most trying times.”

“I am deeply grateful to my family, friends and clients who stood by me during the most difficult moments. Having endured the consequences of misplaced trust for over a decade, I am committed to always giving my best to the clients who place their trust in me, never faltering in my dedication,” adds Choy, reflecting on his journey.
