LOCATION SCAN: Tampines Hub

Tampines will have new amenities including a five-storey regional library, a 20-court badminton hall and six swimming pools when the Tampines new town hub opens progressively from the end of 2016. The hub was first introduced in 2011 by the incumbent National Development Minister Mah Bow Tan as part of the town's five-year master plan. Under the Master Plan, Tampines is envisaged to have new housing, shopping malls, parkland and other amenities in Tampines North. The addition of the Downtown Line will enhance travel convenience for residents and visitors alike.

What’s available near Tampines Hub?



As an overview, there are seven private non-landed projects completed after year 2000 within 2km radius of the new Tampines Hub and with recent transactions. The highest transacted price over the past six months was for a 3,444 sq ft unit at Changi Rise Condominium which sold for $2.1M ($613 psf).  For the same period, the most affordable transaction was for a 1,023 sq ft unit at Changi Rise Condominium which fetched $830,000 ($812 psf). Gross rental yield ranges from 3.8% (Sunhaven) to 4.1% (Tropical Spring).

In the public housing segment, 3-, 4- and 5-room HDB flats within 2km radius of the Tampines Hub was transacted at an average price of $335,135 and $451,247 and $547,085 respectively over the past six months.

What’s recently transacted?

In August, there were four private non-landed home transactions. Two were from Savannah Condopark: a 1,453 sq ft unit sold at $1.2M ($838 psf) and a 1,238 sq ft unit sold at $1.1M ($872 psf). Meanwhile, a 1,367 sq ft unit at Double Bay Residences was transacted for $1.4M ($988 psf) and a 1,346 sq ft unit at Tropical Spring was sold for $1.2M ($862 psf).
