SINGAPORE (EDGEPROP) - Mayfair Collection, by Singapore-listed developer Oxley Holdings, comprises sister developments Mayfair Modern and Mayfair Gardens. Designed by award-winning DP Architects, the architecture of both developments is inspired by the Georgian townhouses found in the Mayfair District in the West End of London.
Mayfair Gardens comprises 215 one- to four-bedroom apartments starting from 495 sq ft, as well as six penthouses of between 1,539 and 1,733 sq ft. In total, there are four 5-storey blocks. All ground-floor units of the luxury project have a high ceiling height of 4.6m while the penthouses have a ceiling height of 4.4m.
There are over 50 facilities at Mayfair Gardens, such as a 75m swimming pool and three sky gardens. It won the Top Development Award at the EdgeProp Singapore Excellence Awards 2019.

When Mayfair Gardens was launched for balloting in September 2018, 81 units were sold by the end of the exercise. Close to 160 units, or 74% of its units, were sold within a month. As of Dec 17 this year, 176 units or 82% of the units have been sold at between $1,677 and $2,089 psf.
Over at Mayfair Modern, across the road from Mayfair Gardens, there are 171 units across two eight-storey blocks. Like Mayfair Gardens, it has full condominium facilities, such as swimming pools, a gym, BBQ pavilions and function rooms. One of the key differences is that instead of a curvy swimming pool, you get a straight lap pool at Mayfair Modern.
Mayfair Modern was launched in April 2019. As of Dec 17 this year, it had sold 94 units or 55% of the total units at between $1,730 and $2,180 psf.
“Home buyers like the unique architecture, as well as landscaping that mimics an English garden, in the Mayfair Collection properties,” says Eugene Lim, marketing and sales director of Oxley Holdings. Oxley purchased the land plot, formerly 124-unit Mayfair Gardens, in an en bloc sale for $311 million ($1,244 psf per plot ratio).
The exterior of both projects features a black and white colour palette. Inside, the units are luxuriously designed and fitted with posh marble flooring, branded appliances from Grohe, Bosch, Electrolux and Gaggenau, as well as a biometric smart home system. Floor-to-ceiling windows look out to surrounding lush greenery. Additionally, the bathroom is laid with subway tiles and marble-patterned inlays in line with the English theme.
“Most of the units enjoy unobstructed views of the surrounding greenery because it is in a low-rise landed estate,” says Lim.
Mayfair Collection’s location in the residential estate at Rifle Range Road has attracted homeowners and investors, says Lim. “Investors see the value of having a project located only a five-minute walk from King Albert Park MRT Station and so near to the upcoming Beauty World Integrated Transport Hub,” he adds.
Home buyers, particularly families with young children, also appreciate that the properties are within 1km of Methodist Girls’ School and Pei Hwa Presbyterian School. Other nearby schools include National Junior College and Singapore Chinese Girls’ School.
It is perhaps also why the larger three-bedroom units have been popular and almost sold out at Mayfair Collection, according to Lim.
As highlighted in the Draft Master Plan 2019 by URA, the integrated transport hub will be next to the upcoming Bukit Timah Community Building, which will have a site area of 218,600 sq ft, and house a community club, a redeveloped market and hawker centre, an indoor sports hall, a community library, and an elderly facility. When completed, Mayfair Collection will be just one MRT stop away, or a four-minute drive away.
Being near to green spaces is also an advantage in the post-Covid-19 era. Lim says: “After the Covid-19 outbreak, locals now enjoy spending more time in nature and parks. Mayfair Collection is near the Rail Corridor, Rifle Range Nature Park and Bukit Timah Nature Reserve. Residents can access them by foot or on a bike,” he adds.
Additionally, Lim says that in the post-Covid-19 era, units at Mayfair Collection offer owners flexibility as they are not built using prefabricated prefinished volumetric construction (PPVC) method, where three-dimensional modules are prefabricated elsewhere at a fabrication facility and later joined together at the construction site.
“The internal layout is therefore flexible, and homeowners are able to move the walls around to create a separate study or workspace,” says Lim. “We also have 1+ Study and 2+ Study units, where we have seen more interest since the circuit breaker period,” he adds.
The two developments of the Mayfair Collection will be completed as scheduled in 2024.
