SINGAPORE (EDGEPORP) - The Clement Canopy, which comprises 505 units, is fully sold, a testament to the popularity of the development. With its emphasis on green-living, the development won in the Design Excellence and Top Development categories at the annual EdgeProp Excellence Awards 2020 Virtual Ceremony held on Oct 29.
The Clement Canopy was envisioned to embody high-rise living amid lush greenery. The developer, UOL Group, took care to weave in the narrative of forest-living on its grounds. Trees were planted within the compound, with the anticipation that they would grow tall and tower over the residential grounds. These include the Terminalia Calamansanai, which can grow up to 30m in height.
Meanwhile, the lower layers of shrubbery include fern species such as Nephrolepis Exaltata, Phymatosorous Membranifolium, Asplenium Nidus and Philodendron Bipinnafolium. Plants such as Calathea Lutea, Heliconia and Rhapis Excelsa, were also introduced in creating screens and lush backdrops within the landscape, says UOL.
The amenities at The Clement Canopy were also designed to emulate natural surroundings. The swimming pool, for instance, meanders around the trees planted on the ground, taking after the appearance of natural water bodies.
The Clement Canopy is also touted by UOL as the tallest residential development in Singapore to adopt innovative construction methods. The two residential towers, each 40-storey tall, were built by Prefabricated Prefinished Volumetric Construction, or in short, PPVC. This means three-dimensional modules were completed with internal finishings in factories before they were transported and installed on the actual site.
Such a construction method has its advantages. It allows for a better construction environment, as the bulk of construction work can be carried out in factories, minimising dust and noise pollution on the actual construction site. Off-site fabrication in factories can also allow for improved quality control. PPVC can also boost the productivity of the project, cutting time and manpower during the building stages.
As a result, The Clement Canopy was able to be completed nearly six months ahead of schedule. Although it was originally scheduled for completion in 4Q2019, by July 2019, several residents had already moved into their new homes.
Located at Clementi Avenue 1 in District 5, The Clement Canopy was built on a GLS site that was awarded to UOL in 2015. It was one of the first sites awarded that was mandated by the Singapore government that the construction needed to adopt PPVC construction methods for at least 65% of the total constructed floor area within the residential development.
While the two residential towers were built using PPVC, the other ground-floor structures such as the multi-storey car park, groundfloor podium and condo amenities were constructed using conventional methods.
The Clement Canopy is a 14-minute walk to Clementi MRT station on the East-West line. Based on caveats lodged with URA, the latest transaction at The Clement Canopy was for a 1,346 sq ft unit on the 27th floor, which transacted at $2.04 million ($1,515 psf) on Aug 5. Prior to that, on April 15, a similar-sized unit on the fourth floor transacted at $1.98 million ($1,472 psf).
