A recently refurbished HDB coffeeshop located at Block 418, Bedok North Avenue 2, has been put up for sale at $12.8 mil by its exclusive marketing agent, senior associate director Johnny Chia from OrangeTee & Tie.
Located at the corner of a nine-storey HDB block, the coffeeshop property spans 3,196 sq ft with eight food and beverage stalls on the ground floor and living quarters of about 1,033 sq ft on the second floor.

The coffeeshop is situated about 500m or a 15-minute walk from Bedok MRT Station (East-West Line) and 11 minutes via bus transfer from Bedok North MRT Station (Downtown Line).
“Coffeeshop properties, especially those with large floor areas within established townships such as Bedok, tend to draw strong investor interest due to the stability in food and beverage rentals and the established footfall in the area,” highlights Chia, who has transacted six coffeeshop deals in the last five years.
With a guide price of $12.8 million that matches its market value according to a commissioned valuation report, the property, which was completed in 1978, has about 52 years remaining from its 99-year-old lease.

The prices for coffeeshops in Bedok are on an upward trend, with transaction values reflecting both market demand for food and beverage assets and the competitive landscape among landlords and investors seeking stable yields in mature HDB towns (Source: EdgeProp Buddy).
