Nine HDB flats hit $900,000 in June

Notwithstanding the soft property market, Pinnacle @ Duxton saw another million-dollar HDB in June, when a 107 sq m five-room HDB flat at 1D cantonment Road was transacted for $1.07 million in June. The unit on the 34th to 36th storey ranked second in terms of price and is the fourteenth million-dollar flat in the project.

In Toa Payoh, a 111 sq m five-room HDB flat on the 36th floor at 79A Toa Payoh Central fetched a record price of $920,000 in June, making it the most expensive flat in the block and the fifth priciest five-room flat in Toa Payoh. Only 39 of the 308 units in the block are five-room flats.

The flat offers a north-south orientation and corner location. It is also located just 300m from Toa Payoh MRT station and bus interchange. According to Jonathan Fong, the marketing agent who brokered the unit, demand for well-located HDB flats remains firm despite a soft property market. The seller is understood to have purchased the unit in a Build-to-Order (BTO) sales exercise in 2008. The purchase price is likely to be below $500,000.

The month of June also saw a five-room flat at 425 Clementi Avenue 1 netting $960,000, making it one of the two most expensive flat in Clementi. The 117 sq m unit is located between the 28th and 30th floor. It is likely to be the first flat from Casa Clementi to be sold in the resale market. In 2013, a 156 sq m executive maisonette at 206 Clementi Avenue 6 changed hands for $960,000.

Separately, five other HDB flats fetched at least $900,000 in various deals in June. All were five-room flats in mature estate. A 117 sq m five-room flat City View @ Boon Keng, a DBSS project, fetched $980,000. It is located at between the 22nd to 24th floor of 8 Boon Keng Road.  Two flats in the development was sold above $1 million between March and May 2016.

Excluding DBSS projects, a 115 sq m five-room flat located between the 25th and 27th floor of 38A Bendemeer Road changed hands for $915,000 in June. The last five-room flat transacted in the project was a 113 sq m unit located between the 22nd and 24th floor, which fetched $880,000 in April this year.

In Geylang, a 152 sq m, five-room flat at 60 Dakota Crescent was sold for $925,000. The flat has an estimated remaining tenure of 66 years. This marks the eighth flat in the town that crossed $900,000 mark. The most expensive flat sold in the town was a 153 sq m five-room flat at 62 Dakota Crescent, which sold for $950,000 in March this year.

Meanwhile, a 124 sq m flat at 28A Dover Crescent in Queenstown was recently sold for $903,000. The flat just fulfilled its five-year minimum occupation period. At Commonwealth View, a 110 sq m flat between the 34th and 36th floor of 90 Tanglin Halt Road fetched $933,000 in the same month.

Over in Bukit Merah, a 113 sq m five-room flat between the 10th to 12th storey at 127D Kim Tian Road changed hands for $900,000. There were two other flats from the project that were transacted at similar price or higher.  Last year, a flat between the 34th to 36th floor was sold for $950,000 while another flat located between the 25th to 27th floor fetched $900,000.
