One-bedder at Pullman Residences Newton fetches record high of $3,496 psf

SINGAPORE (EDGEPROP) - A 463 sq ft one-bedroom unit on the 29th floor of Pullman Residences Newton in prime District 11 was sold for $1.62 million ($3,496 psf) on April 3. This marks a new psf-price high for this project. This transaction also tops the list of record psf-price highs achieved during the week of March 31 to April 7.

The previous record psf-high at the condo was the sale of a 667 sq ft, two-bedroom unit on the 30th floor that fetched $2.33 million ($3,491 psf) when it was sold on December 3, 2021. The most expensive unit sold in the project was a 1,378 sq ft, four-bedder at $4.25 million ($3,083 psf) on September 29, 2022.

Pullman Residences Newton is a freehold development consisting of 340 units. A new project by developer EL Development, the project is a three-minutes walk from Newton and Novena MRT stations. According to the EdgeProp market research tool, Singapore Chinese Girls’ Primary School is a two-minute walk away from the project. Located along Dunearn Road, the project features a mix of one- to four-bedroom units ranging 463 sq ft to 1,389 sq ft. It was launched in June 2018 and saw 12 units sold as of November 10, 2019. According to developer data, the project is 78.5% sold to date.

The second highest psf-price high during the week was the sale of a 1,496 sq ft, four-bedroom unit on the sixth floor of Leedon Green. It was sold for $5.19 million ($3,467 psf) on March 31. The previous record was set by the sale of a 1,496 sq ft, four-bedroom unit that fetched $5.07 million ($3,387 psf) on February 17, 2023.



Leedon Green is a freehold condominium jointly developed by MCL Land and Yanlord Land Group. Situated on Leedon Heights in prime District 10, the project consists of 638 units. It is near MRT stations Farrer Road and Holland Village on the Circle Line. Schools near the project include St Margaret’s Secondary School and Nanyang Primary School.

Leedon Green features a mix of one- to four-bedroom units ranging from 474 to 1,496 sq ft. The most expensive unit sold in the project was a four-bedroom unit. It was sold for $6.54 million ($2,441 psf) on April 6, 2020.

On the other hand, the transaction that garnered the lowest record psf-price for a development during the week was a 1,851 sq ft four-bedroom unit at The Gazania. It was sold for $2.97 million ($1,603 psf) on April 3. The selling price is an all-time low for the development.

The Gazania is located at How Sun Drive in the Serangoon area. It is a freehold condominium located in District 19 and consists of 250 units. It was developed by Singhaiyi and completed in 2022. MRTs on the Circle Line such as Bartley and Serangoon are nearby the development. It is also within close proximity to schools such as St. Gabriel’s Secondary School and Maris Stella High School.

The development features a unit mix of one- to four-bedroom units ranging from 441 to 1970 sq ft. The most expensive unit sold in the development fetched a price of $3.78 million ($2,041 psf). It was a 1,851 four-bedroom unit on the fifth floor. The Gazania sold 23 units (15%) of launched units on its first weekend of sales back in May 2019.
