One-bedder at The Trilinq on the market for $860,000

SINGAPORE (EDGEPROP) - A one-bedroom apartment at The Trilinq has been put on the market for sale via private treaty for $860,000, or $1,599 psf. The 538 sq ft unit on the eight floor faces the swimming pool, is breezy and receives a lot of natural light. It is an owner’s sale.

“The unit is well-kept and in move-in condition as it only recently achieved TOP [temporary occupation permit] in 2017,” says Joy Tan, head of auctions and sales at Edmund Tie.

The unit has an existing tenant until September 2021, and therefore will be sold with tenancy in place. It will appeal to investors and also owner-occupiers as the tenancy allows for early termination should the buyer wish to move in, adds Tan.



The existing owner of the unit had purchased it for $895,000 ($1,663 psf) in April 2013, when the 755-unit private condo was first launched by Malaysian developer IOI Properties. The project, which has three 36-storey residential towers, is located on Jalan Lempeng, just off Clementi Avenue 6, and adjacent to a top school, Nan Hua Primary School. It is also within 1km of other schools such as Clementi Primary School, Pei Tong Primary School and Qifa Primary School.

Hence, the project appeals to families with children of school-going ages. It is also near Nan Hua Secondary School, National University of Singapore (NUS), NUS High School and Singapore Polytechnic.

Besides families or students attending NUS, other potential tenants or buyers include those working at National University of Hospital (NUH), Alexandra Hospital, Ng Teng Fong General Hospital, and the future commercial hub at Jurong Gateway in Jurong Lake District.

Within a 10-minute walk or three-minute drive away is Clementi Mall, which is connected to the MRT station and bus interchange.

Recent transactions at The Trilinq have been for the bigger units. In early August, a 936 sq ft, three-bedroom unit on the 33rd floor of one of the towers changed hands for $1.54 million ($1,643 psf). A 1,518 sq ft, four-bedroom apartment on the 10th floor also changed hands in early August, for $1.9 million ($1,252 psf).

Just across the road from The Trilinq is the 276-unit Regent Park, developed by Far East Organization and completed in 1997. The latest transaction in the 99-year leasehold condo was for an 807 sq ft, two-bedroom unit on the second level of the 10-storey development, which changed hands for $880,000 ($1,090 psf) in July.

Next to Regent Park is the upcoming Parc Clematis by SingHaiyi Group. The 1,468-unit project on Jalan Lempeng is a redevelopment of the former Park West condo. In August to date, about 46 units have been sold at an average price of $1,651 psf. The latest transaction in the project was for a 506 sq ft, one-bedroom unit that fetched $885,000 ($1,750 psf).

Monthly rents at The Trilinq for one-bedroom apartments range between $2,200 and $2,450, according to recent rental transactions.

For comparison, at Regent Park, where units range from 807 sq ft, two-bedroom units to 1,744 sq ft, three-bedroom units, monthly rents for 900 sq ft to 1,000 sq ft units are between $2,300 and $2,700.
