One Bernam: A new landmark in the evolving CBD

Traditional perceptions of the Tanjong Pagar area in the Central Business District have been flipped in the past five years, as new landmark developments and top-down rejuvenation plans spur an ongoing transformation of the area.

One of the new landmark projects in the area that is primed to capitalise on the transformation of the area is One Bernam by MCC Land and HY Realty. The 99-year mixed-use development sits at 1 Bernam Street in Tanjong Pagar.

Tanjong Pagar: part of the revitalised downtown



As one of the oldest districts in Singapore’s downtown area, Tanjong Pagar was a key location that helped propel Singapore’s evolution from a developing nation to a First World country.

Downtown Singapore has always been the key financial and commercial hub of the city centre, comprising areas such as Tanjong Pagar, Shenton Way, Marina Bay and Raffles Place. The commercial heart already boasts excellent road and MRT connectivity, as well as proximity to major office buildings.

But over the past few years, there has been a top-down push to evolve the profile of the downtown area to cater to modern lifestyles. As part of the 2019 URA Masterplan, the government announced plans to transition from an office-dominated downtown area to one that features more mixed-use developments that can enliven the area after office hours.

The two-storey retail podium at One Bernam makes shopping for necessities more convenient for residents. 

This means being more accommodating to a wider diversity of land uses, creative lifestyle and entertainment locations, and enhancing transport connectivity. This urban transformation of the downtown area bodes well for One Bernam, an upcoming landmark development that occupies a strategic location in the Tanjong Pagar area.

As a new mixed-use development, One Bernam will be erected close to other landmark buildings such as Guoco Tower and The Pinnacle@Duxton, and future residents of One Bernam will witness first-hand the development of the future Greater Southern Waterfront.

The iconic waterfront project starts from the iconic Gardens by the Bay, and stretches along the fringe of the CBD and along Tanjong Pagar, before continuing to Pasir Panjang. This urban redevelopment project will inject more residential and lifestyle developments and bring more waterfront living to more residents.

Reshaping the Tanjong Pagar skyline

One Bernam will be a showcase of what the future of the Tanjong Pagar area might look like. The 35-storey, mixed-use development consists of 351 residential units; a 15,726 sq ft, two-storey retail podium; and a 13-key boutique serviced apartment.

This confluence of services and residential types makes the project attractive for different types of buyers, homeowners and investors.

The development is also one of the most centrally located new projects in the area. It will be situated between Tanjong Pagar MRT Station on the East-West Line, as well as two future MRT stations — the Prince Edward Road station on the Circle Line, and Maxwell station on the Thomson-East Coast Line. It also has convenient road connectivity through Anson Road and Cantonment Road.

In addition to its convenient location, residents of One Bernam will benefit from the range of F&B and lifestyle retail within their vicinity, with the two-storey retail podium offering convenient access to food and retail options.

The overall liveability of the Tanjong Pagar area has already been boosted by the six-storey retail space at Guoco Tower, which consists of established restaurants such as Aburi-En, Cedele bakery café, Guzman y Gomez and Imperial Treasure Fine Teochew Cuisine. Nearby mall 100AM also houses Don Don Donki.

A range of facilities will be available at One Bernam, including a swimming pool and cabanas on the fourth floor. 

One of the centrepiece features at One Bernam will be a new vantage point on the 34th floor, the Sky Terrace, where residents and guests can enjoy the spectacular views of the city skyline, and even an unblocked high-floor perspective of Sentosa Island.

The Sky Terrace also features a lounge and dining function room where residents can host guests. Other outdoor niches can also be found throughout the 34th floor as well as several green spaces.

Pinnacle of luxury living

At One Bernam, the developer will position the start of the residential units at the fifth floor. The entire development will consist of one- to three-bedroom units, 2 three-bedroom penthouses, and a five-bedroom penthouse. Despite the unit mix, the developer will construct unit configurations to be larger than the average in the CBD.

For example, one-bedroom units are 441 to 463 sq ft and make up 87 units, or about 25%, of the total number of units. Meanwhile, two-bedroom and two-bedroom plus study units range from 700 to 872 sq ft; with 232 such units in the development, they make up the majority, or about 66%.

The configuration of the two-bedroom plus study units also affords a high degree of flexible space use. The study room can be converted to turn the entire unit into a compact three-bedroom unit, or utilised as a home office.

There are only 29 three-bedroom units, and this unit type is a sizeable 1,421 sq ft. A pair of three-bedroom penthouses are 1,744 sq ft and 1,948 sq ft.

The most spacious unit at One Bernam is the 4,306 sq ft, five-bedroom penthouse on the 35th floor.

Each unit features materials, fixtures, and appliances that reflect the refined luxury living that the developer wants residents to experience at One Bernam.

For example, the kitchens feature a Swiss-made Franke sink and Gessi for the faucet. Acclaimed brand V-Zug will provide the cooker hood, hob, oven, washer, dryer and built-in fridge. Bathrooms will have sanitaryware from Swiss brand Laufen and Gessi tapware.

Attractive star buy 

When the development was first launched for sale in May 2021, it caught the attention of buyers who are keen to own a landmark property in the downtown area, as well as capitalise on the future gains as the surrounding area undergoes rejuvenation and transformation.

More than 80 out of 100 units released were snapped up over the first sales weekend, and the project achieved an average selling price of $2,650 psf. One- and two-bedroom units were among the most popular unit types sold at the time.

Over the rest of 2021, One Bernam continued to move units. Close to 100 units have been sold by the end of 2021, and according to EdgeProp’s research tools, the development has achieved an average selling price of about $2,517 psf.

To celebrate the start of the new year, the developer is offering a star buy for three-bedroom units. This promotion will see these unit sell “from just $2,2xx psf, and buyers can enjoy total savings of up to $147,000”, says the developer.
