One Tree Hill Garden put up for en bloc sale

One Tree Hill Garden a freehold residential redevelopment site, has been put up for sale by tender. According to Knight Frank, the guide price for the redevelopment site is $72.8 million, which translates into a land rate of approximately $1,864 psf.

The Edge Property understands that if the site is sold, each owner would receive between $4 million and $11.5 million, depending on the size of their units.

One Tree Hill Garden is a three-storey residential development comprising six maisonettes and seven apartments, with a site area of approximately 39,063 sq ft. According to Knight Frank, the site bounded by One Tree Hill, Jalan Arnap and Jalan Kelawar, can potentially be redeveloped into a combination of 13 detached and semi-detached houses.

The redevelopment site is located within an exclusive residential enclave made up of landed housing as well as high-end condominium and apartment developments. The site is about 300m from the upcoming Orchard Boulevard MRT Station on the Thomson-East Coast Line.

The public tender closes on Feb 28.
