PLB Realty sells rare super duplex penthouse unit at D’Leedon for $7.45 mil

A super penthouse at D’Leedon has been sold by PLB Realty for $7.45 million, or $1,602.15 PSF over the unit size of 4,650 sq ft.

The property’s option to purchase (OTP) was exercised on July 4, and the sale was completed on Sept 16.

The four-bedroom unit is one of just 32 penthouses within D’Leedon. It has just one neighbour on the 34th floor of the 36-storey tower and comes with two entrances — the main entrance and a second one within the master bedroom.

According to Melvin Lim and Adrian Lim, co-founders of PLB Realty, the unit is rare to come by, considering its size and location. Melvin is also the CEO of the agency.

The selling price for the unit was also reasonable compared to similar-sized units in developments around the area, which are going at around $2,500 PSF per unit, or at a quantum of $11 million to $13 million, they add.



The first floor of the duplex comprises all four bedrooms — the en suite master bedroom, an en suite junior master bedroom, as well as two other bedrooms. All bedrooms can fit a king-sized bed. Greeting guests at the main entrance is the spacious and well-lit dining area. The area leads to the dry and wet kitchens and is followed by the expansive living area and balcony at the other end of the unit.

According to Melvin and Adrian, the first floor spans two units, a three- and four-bedroom unit in D’Leedon.

The second floor, which has a roof terrace, a private pool and a garden area, is about the equivalent of a three-bedroom unit in D’Leedon.

Both floors of the duplex enjoy sweeping views of the landed Bukit Timah enclave as well as the cluster of good class bungalows (GCBs) nearby. Views from the unit also include the Singapore Botanic Gardens, Bukit Timah Hill, as well as the CBD where fireworks are set off during the National Day and New Year celebrations.

At the time of the sale, the unit was move-in ready. The previous owners had renovated the entire unit towards the end of 2018 and spared no expense in designing a luxurious hotel-like space that also feels like home. The renovations, which cost around $700,000, included premium materials such as Silver Mink marble for the floors and Nero Marquina marble slabs for the kitchen. The unit was also outfitted with high-end brands such as Miele and Blum in the kitchens, and Vola for the bathroom. The bathtub in the master suite was sourced from DADOquartz.

The newly-sold unit is located at 15 Leedon Heights, which is the only block that enjoys a slight elevation from the rest of the development, ensuring complete privacy from the surrounding blocks.

A recognisable address

D’Leedon is located at Farrer Road in prime District 10. Developed by a consortium led by CapitaLand, the 99-year leasehold development was designed by the late Pritzker Architecture Prize laureate Zaha Hadid, who passed away in March 2016.

The development, which sits on the site of the former Farrer Court, spans a total land area of 840,049 sq ft. It comprises 1,703 apartments over seven curvaceous towers and 12 semi-detached houses.

The area within D’Leedon is pretty much self-contained with various facilities. This includes two clubhouses, two 50m lap pools, a 1.7km jogging trail, gym, three tennis courts, as well as a multi-purpose building that includes restaurants and retail stores.

D’Leedon also enjoys excellent connectivity. It is located within walking distance to Farrer Road MRT Station on the Circle Line and is connected by the major roads, Farrer Road, Holland Road and Dunearn Road.

Also within close proximity is Orchard Road, which is just a seven-minute drive away via Holland Road, and the one-north area, which is also a seven-minute drive away via Holland Road and North Buona Vista Road.

In addition, the CBD is a 13-minute drive away via the Ayer Rajah Expressway.

Parents with school-going children will enjoy the condominium’s proximity to good schools such as St Margaret’s Secondary School, Nanyang Primary School and Anglo-Chinese School (International), Hwa Chong Institution, Raffles Girls’ Primary School and National Junior College.

D'Leedon received its Temporary Occupation Permit (TOP) in 2014.
