Three full office floors at Suntec Tower One and Two are up for sale via an expression of interest (EOI) exercise, with a guide price of $135 million. The portfolio has a combined strata area of 40,300 sq ft, which means the guide price translates to $3,350 psf.
The portfolio is spread across the 27th floor in Tower One and the 12th and 13th floor in Tower 2, comprising five individual strata titles ranging from 3,498 to 14,273 sq ft. Buyers can purchase the entire portfolio or individual units.
According to Savills Singapore, the exclusive marketing agent, the office floors are fully tenanted and can generate gross yields of above 4%, based on the asking price.

Built in the 1990s, Suntec City is an integrated development on Temasek Boulevard featuring five Grade A office towers, a mall, as well as a convention and exhibition centre. In 2022, the development underwent extensive asset enhancement works, including entrance lobbies, reception areas, lift lobbies and common facilities.
“These improvements have further strengthened its positioning as a core office destination within the Marina Centre precinct,” the firm adds.
The property benefits from direct, sheltered access to City Hall, Promenade and Esplanade MRT stations and is connected to major expressways, including the East Coast Parkway, Ayer Rajah Expressway, and Pan Island Expressway.
Yap Hui Yee, executive director of investment sales and capital markets at Savills Singapore, notes that fully leased strata office floors with stable income streams continue to be highly sought after, particularly by investors looking for yield visibility and flexibility in ownership.
“Beyond asset-specific fundamentals, Singapore continues to attract interest from regional and international investors seeking stability and transparency,” she adds. “These factors have supported sustained demand for well-located commercial assets.”
Based on URA caveats, the latest office unit to change hands at Suntec City was a 4,747 sq ft unit on the 23rd floor in Tower Three that fetched $15.2 million ($3,200 psf). Before that, another unit in Tower 3 on the 36th floor, spanning 2,928 sq ft, was sold for $11.4 million ($3,897 psf).

In 2025, three full office floors were transacted at prices ranging from $3,200 to $3,364 psf.
The EOI exercise for the units will close on May 15 at 3pm.
