Fifty-seven freehold industrial units at Citilink Warehouse Complex in Pasir Panjang will be sold by private treaty on Aug 14, according to Cushman & Wakefield which is marketing the property.

The strata units for sale range from 947 sq ft for the smallest single unit, to 20,046 sq ft for an entire floor. According to Cushman & Wakefield, there is an early bird discount, with prices ranging from less than $1 million for the smallest unit to about $20 million for the full floor.

“Before this strata sale launch, we have received enquiries from investors and end-users showing interest to purchase either individual or multiple units,” says Shaun Poh, executive director of capital markets at Cushman & Wakefield.

Citilink Warehouse Complex is an eight-storey twin-building industrial development that is zoned Business 1 under the master plan. The 57 strata units are mostly on the mid- to high floors, including the top four floors in one of the blocks. This provides an buyer with the flexibility to purchase individual or multiple units, or entire floors.

The industrial building has been built with high specifications, including well-considered traffic and goods management, ample carpark facilities, high floor-to-ceiling clearance, and floor loading considerations.

The development is also directly opposite the PSA Pasir Panjang Terminals and 500m from Pasir Panjang MRT Station on the Circle Line. It is connected to major expressways such as Ayer Rajah Expressway, West Coast Expressway, Keppel Viaduct, and the Marina Coastal Expressway.

“Freehold strata industrial units at good locations are very well sought after,” says Poh, adding that the proximity to the Pasir Panjang Terminal and various highways add to the appeal of the project. Cushman & Wakefield also brokered the sale of five ground-floor units at Citilink for $9.83 million to a single purchaser.
