Projects see mixed results at launch weekend

The weekend of June 2-3 marked the launch weekend for four projects, ranging from prime District 10 to the suburbs of Serangoon. The projects were: 120 Grange, by Roxy-Pacific Holdings; Margaret Ville by MCL Land; Affinity at Serangoon, by a consortium-led by Oxley Holdings; and The Garden Residences, a jointly development by Keppel Land and Wing Tai Holdings.

The Garden Residences, along Serangoon North Avenue 1, saw more than 60 units sold last weekend at an average price of $1,660 psf. Nearby is the 1,052-unit Affinity at Serangoon, where 112 units were sold out of 300 units on balloting day. Oxley Holdings and its joint venture partners, SLB Development, KSH Holdings and Apricot Capital, released 300 units in the first phase. Units sold represented a mix of one- to four-bedroom units with selling prices from $1,475 psf.

Both the 613-unit The Garden Residences and Affinity at Serangoon are 99-year leasehold projects located in the northeastern region in District 19.

Elsewhere, in the city fringe neighbourhood of Queenstown in District 3, the 309-unit Margaret Ville saw 102 units sold out of 120 units released at an average price of $1,880 psf. The 99-year leasehold project is a 40-storey tower, with a mix of one- to four-bedroom units sized from 463 sq ft to 1,464 sq ft.

Meanwhile, Roxy-Pacific saw 37 out of 56 units in the boutique development 120 Grange sold over the same weekend. Prices of the freehold development averaged above $3,100 psf.
