PropNex, ERA being sued again, in $367k and $731k lawsuits linked to property deals

Two of Singapore’s largest real estate agencies, PropNex Realty and ERA Realty Network, are each facing lawsuits relating to property deals again.

PropNex Realty has been named as one of three co-defendants in a suit in which the claimants are seeking $367,405 in damages jointly and severally from the defendants, according to PropNex Limited’s stock exchange filing on Feb 2.

Meanwhile, ERA Realty Network was named as one of three co-defendants in a suit in which the claimants are seeking $731,212 as damages jointly and severally from the defendants, according to a bourse filing by APAC Realty, which wholly owns ERA, on Feb 4.

In both cases, the claimants are seeking to claim damages against the agency for alleged breach of duty of care owed to them, and/or vicarious liability arising from the alleged negligent misrepresentation of one of the agency’s salespersons on a property transaction. The lawsuits were filed in the High Court of Singapore.



PropNex and APAC Realty separately said they are seeking legal advice and intend to “vigorously defend” the suit. Their announcements did not identify the other co-defendants.

Previously, the property agencies had each been sued by private property buyers who were penalised by the taxman for 99-to-1 real estate transactions meant to avoid paying the additional buyer’s stamp duty (ABSD). In those cases, the agencies, agents and law firms involved in the transactions were named as co-defendants.

For instance, an Indonesian couple in February 2025 reportedly sued PropNex Realty, salesperson Amos Koh and law firm CK Tan Law Corporation over a 99-to-1 arrangement for a unit at Riviere condominium. They had sought $849,287 in damages, alleging breach of duty of care and negligent misrepresentation. The claimants later dropped the suit in October 2025.

In another case, a businessman sued PropNex Realty, one of its agents Ian Sng and law firm City Law, for about $1.2 million — a sum he had to pay the Inland Revenue Authority of Singapore (Iras) over his purchase of a 1% stake in each of his parents’ newly bought properties at Piccadilly Grand and Pullman Residences.

Meanwhile, a claimant in February 2025 sued PropNex Realty over alleged misconduct of a salesperson and his purported advice. The suit was later discontinued and withdrawn, according to PropNex’s filing on Jan 2, 2026.

As for ERA, a homebuyer recently withdrew his $180,945 lawsuit against the agency, its salesperson Jeremy Chan and conveyancing law firm Anthony Law Corp, over alleged misrepresentation and negligence linked to a 99-to-1 deal for a new-launch unit at Normanton Park. The buyer had filed the suit in May 2025, but is said to have dropped it in January 2026.
