A three-room HDB flat at 429B Bedok North Road was recently sold for $740,888 ($998 psf), a record high for three-room flats in Bedok. The lease for the 742-sq ft flat started in 2021, leaving it with a remaining lease of approximately 95 years, which indicates that the seller has just fulfilled their minimum occupation period (MOP).

The recent transaction surpassed the previous high of $730,000 ($983 psf) set in May by another three-room flat in the same block. The less expensive flat is located on the 13th to 15th storeys, while the subject flat is on the 16th to 18th storeys (see Table 1).

Last month, a three-room flat at nearby 431A Bedok North Road was also sold for $730,000 ($983 psf) (see Map 1). The flat from Block 431A is also on the 16th to 18th storeys. In addition to being part of Bedok North Woods, all three flats share the same size and remaining lease.

Bedok North Woods was launched under the Build-To-Order (BTO) exercise in May 2016. The HDB project comprises three blocks of 357 homes, offering a mix of three-room and four-room flats. It also includes 303 rental flats in a fourth block.

The typical three-room flat in Bedok North Woods has an ensuite master bedroom, an additional bedroom, and a common bathroom (see Floor Plan 1). It also features a service yard in the kitchen.

There are no MRT stations within a 500m radius of Bedok North Woods, as both Bedok Reservoir and Bedok MRT Stations are approximately 700m away. However, this could be mitigated by the close proximity of Kaki Bukit 511 Market and Food Centre, as well as Heartbeat @ Bedok. Additionally, Bedok North Woods is within walking distance of three primary schools, namely Fengshan Primary School, Red Swastika School and Yu Neng Primary School.
