Initially entering the Singapore property scene through rentals, Hein has since evolved into a trusted advisor for both buyers and sellers, helping clients capitalise on Singapore’s resilient real estate landscape.
“Starting in rentals allowed me to build close relationships with clients and develop a ground-level understanding of different neighbourhoods,” says Hein. “That foundation now serves me well in advising clients making more long-term property decisions — whether that means buying their first home or strategically selling an investment property.”
As a former expatriate himself, Hein knows all too well how challenging it is to make sense of local property regulations, financing options and market fluctuations. “Singapore’s market can feel intimidating, especially with high entry prices. But by breaking down the process and offering practical, local insight, I’ve helped many expats transition from renters to confident property owners,” he says.
Sven's career began in aviation sales, where he lived and worked in five countries across three continents over a span of 15 years. Each relocation deepened his fascination with real estate, as he compared ownership laws, investment returns and the widely varying tenant cultures across different cities.
“I was the kind of tenant who scheduled 25 apartment viewings before making a decision,” he jokes. “Probably not every agent’s dream client, but that attention to detail gave me peace of mind, and now it defines how I operate for my own clients.”
He recalls missing a prime buying opportunity while living in Chicago. “I opted to rent instead of buy, simply because I didn’t have someone to run me through the numbers or offer a long-term perspective. That missed chance planted the seed for my career change,” says Hein.
Today, that personal experience fuels his mission: offering the kind of honest, proactive advice he once needed. “It’s crucial to work with someone who understands both the lifestyle as well as the investment side of property,” he says. “I’ve built a network of connections — from mortgage specialists to international tax consultants — to give clients the complete picture, whether they’re buying their first home, investing in a second or third unit or preparing to sell.”

While leasing provided a strong foundation, Hein’s focus is now sharply trained on helping clients buy and sell with confidence. “Many people think buying is out of reach until they actually run the numbers. For those who can afford the mortgage, buying is almost always the smarter long-term move,” he says.
One recent client — a permanent resident (PR) who had spent around $200,000 on rental for a small unit in Novena over several years — worked with Sven to evaluate ownership options. He ultimately purchased a home near Paya Lebar, an area he had never considered or even known about before — a significant turning point in the client’s wealth elevation.
“It’s about showing clients the bigger picture and helping them realise what's possible. I never forget how shocked he was when he realised during our conversation that every year of ageing was limiting his ability to borrow money from the bank to own the property he was looking for. A lot of people don’t realise the impact our age has on leveraging property and ultimately elevating our wealth,” says Hein.

When it comes to selling, Sven brings a high-impact, no-compromise marketing approach. He personally invests up to 10–20% of his potential commission into listings, working with professional media teams to produce standout videos and marketing collateral. “I only take on properties I believe in — and once I commit, I go all in,” he says.
That commitment has paid off. He recently closed the sale of a 3,300 plus sq ft niche four-bedroom plus study apartment at Eden Residences for $11 million. He credits not only his marketing efforts, but also PropNex’s vast agent network — approximately 13,000 agents — for supporting fast and strategic co-broking. “Collaborating with other agents is key. Ultimately, a total of three partner agents who served as multipliers helped to secure the deal and find a suitable buyer (a PR from Mainland China, in this case) within a couple of months,” he shares.

While Sven maintains a strong buyer network within the Swiss and American communities, he also collaborates closely with agents in those countries because their citizens enjoy none or substantially lower additional buyer’s stamp duty (ABSD) due to a historic free trade agreement. This creates valuable cross-border opportunities for clients seeking premium investment-grade properties.
With longstanding ties to the Swiss Club and a robust expatriate network, Sven often acts as the bridge between motivated sellers and serious buyers.
