Resale three-bedder at Amaryllis Ville sets record psf-price high of $2,263

The sale of a three-bedroom unit at Amaryllis Ville has topped the list of transactions that set a new psf-price high during the week of July 18 to 25. The 1,259 sq ft unit on the 23rd floor of Amaryllis Ville was sold for $2.85 million on July 25, setting a record psf-price high of $2,263 psf at the development.

This surpasses the previous price high at Amaryllis Ville, which involved the sale of a 1,991 sq ft, three-bedroom unit for $2,07 million ($2,161 psf) on July 8. In terms of absolute price, the most expensive unit to transact at the development was a 2,594 sq ft, duplex penthouse unit that changed hands for $3.95 million ($1,523 psf) in August 2022.

Completed in 2004, Amaryllis Ville is a 99-year leasehold condo located along Newton Road in prime District 11. The 311-unit development houses a mix of one- and two-bedroom units from 657 sq ft to 1,378 sq ft. There are also three-bedroom units spanning 958 sq ft to 2,637 sq ft.

According to resale data tabulated by EdgeProp Singapore, resale prices at Amaryllis Ville have been steadily increasing in recent years. On a 12-month basis, the development saw average prices hitting $1,778 psf in 2022 before jumping to around $2,023 psf in 2024.

The week also saw Blossoms @ Woodleigh, a freehold condo along Woodleigh Close in District 13, set a new psf-price high of $2,218 psf. This came from the sale of a 1,195 sq ft, three-bedroom unit for $2.65 million on July 21.

The latest transaction is one of the two resale transactions at the development to surpass the $2,000 psf mark, both of which were lodged this year. Another 1,195 sq ft, three-bedroom unit changed hands for around $2.44 million ($2,041 psf) on Feb 7.

Completed in 2007, Blossoms @ Woodleigh is a 240-unit development comprising a mix of two- to four-bedroom units spanning 1,001 sq ft to 1,410 sq ft. There are also three- and four-bedroom penthouses of 2,680 sq ft to 3,046 sq ft.

On the other hand, Marina One Residences set a new psf-price low when a 2,250 sq ft, four-bedroom unit was sold for around $4.17 million on July 21. The price translates to a record low of $1,853 psf.

The latest transaction is marginally below the previous record low of $1,896 psf, which involved the sale of a 1,055 sq ft, two-bedroom unit for $2 million on June 16.

Marina One Residences is a 99-year leasehold development located on Marina Way in District 1. Completed in 2017, the 1,042-unit condo features two 32-storey towers, offering a mix of one- to four-bedroom units of 657 sq ft to 8,078 sq ft.

The week also recorded the sale of a 947 sq ft, one-bedroom unit at Devonshire Residences, which fetched $1.55 million ($1,636 psf) on July 22. This marks the lowest psf-price transacted at the development, which is slightly below the previous record low of $1,755 psf. That came with the sale of a smaller 807 sq ft, one-bedroom unit for around $1.42 million in March 2023.

Completed in 2015, Devonshire Residences is a freehold development located along Devonshire Road in prime District 9. The 25-storey development houses 85 units comprising one-bedroom apartments of 495 to 829 sq ft. There are also one-bedroom penthouse units, which range from 818 to 1,055 sq ft.
