Resort-themed Coco Palms wows with lagoon pool, saltwater pool and onsen garden

SINGAPORE (EDGEPROP) - A resort-themed private condominium, Coco Palms is the final and biggest of five private condominiums in the Pasir Ris Grove enclave, developed by City Developments Ltd (CDL) in a joint venture with Hong Leong Holdings and the latter’s subsidiary, Hong Realty. The other four private condos in the area are D’Nest, Livia, NV Residences and The Palette.

Coco Palms was completed in April 2018 and won four awards at the EdgeProp Singapore Excellence Awards on Oct 18: Design Excellence, Landscape Excellence, Sustainability Excellence and Top Development for completed projects outside the Central region.

With 944 residential units, Coco Palms has 12 blocks of 12 to 16 storeys spread across a sprawling 446,857 sq ft, 99-year leasehold site. There are also six shops within the development, which have been leased to convenience stores such as 7-Eleven and a mini mart. Coco Palms is just a five-minute walk to Pasir Ris MRT Station.



Inspired by luxury beach resorts

According to Axis Architects, which won the award for Design Excellence, Coco Palms “takes its inspiration from some of the world’s most exclusive resorts, such as the Maldives, the Caribbean and Fiji; combining the comforts of home with the laidback charms of a luxury beach resort”. As such, the development has extensive water features, with the central feature being an organic-shaped grand lagoon pool with “sunken pods”. There are four other pools in the development: a salt-water pool, a hydrotherapy pool with massage jets, a 50m lap pool and a children’s play pool.

The development also has a three-level clubhouse, with function rooms and gourmet hall, gym, games room and audio-visual room for screening of movies.

Tinderbox Landscape Studio, which won the Landscape Excellence Award for Coco Palms, designed the five themed gardens within the grounds in keeping with the resort theme. There is an onsen garden, which comes with an “onsen-style” hot bath, with facilities such as the steam room, saltwater pool, zen garden, meditation deck and tea pavilion in the vicinity.

The hydro garden has a rain shower and is in the vicinity of the hydrotherapy pool, hydro massage jets, hydro foot massage and yoga deck. Located within the fitness garden is the aqua gym, the 50m lap pool as well as the tennis court, fitness station and jogging track.

Meanwhile, there is a picnic lawn with a wind sculpture and solar garden that generates electricity to power the LED lights on the umbrellas.

Award-winning sustainable design features

This year, Coco Palms also won the Singapore Green Building Council and Building and Construction Authority (BCA) for Leadership in Sustainable Design & Performance (Residential) Award; BCA Green Mark Gold Plus Award and Universal Design Gold Plus Award in 2015.

In 2016, the project won the Active, Beautiful and Clean (ABC) Waters Certification from the Public Utilities Board (PUB). This is part of an initiative in support of PUB’s ABC Waters initiatives, says Gary Cher, CDL’s assistant vice president of projects. “Coco Palms was one of the earliest developments with ABC Waters certification,” Cher adds. In fact, CDL received ABC Waters certification for three out of the five projects in the Pasir Ris Grove area.

Each unit within Coco Palms comes with  sunken storage. This helps create more space for homeowners, explains Cher. All the units in Coco Palms are oriented in a north-south direction, and are provided with sun-shading canopies and ledges to minimise direct sunlight into the interiors. Air-conditioning units provided are energy-efficient; while gas heaters are environmentally friendly; fittings are water-efficient; and products used are sustainable and SGLS (Singapore Green Label Scheme) certified, according to CDL. All the bathrooms are prefabricated except for those in the penthouses.

In the common areas, lighting is activated by motion sensors; while lifts are also energy-efficient with VVVF (variable voltage, variable frequency) drive and sleep function mode. All the lift lobbies (except those in the basement) are naturally ventilated and naturally lit. The landscaped gardens feature solar-powered LED bollard outdoor lighting; with rainwater harvesting and automated water-efficient irrigation system featuring rain sensors.

The basement carpark is illuminated by sun pipes; and electrical vehicle charging points are also located there. The condo uses a pneumatic waste collection and disposal system.

To encourage gardening as a hobby among residents, there is a community garden with planting areas, an eco-garden with an eco-cube farm and an eco-pond.
