Nestled along the upper stretches of the Singapore River, Robertson Quay is a serene riverside enclave where heritage meets modern luxury living. It offers a quieter and more laid-back environment compared to Boat Quay and Clarke Quay while still in close proximity to Fort Canning MRT station, the Central Business District and the Orchard Road shopping belt.

Adding to its character are the heritage shophouses along Mohammed Sultan Road, offering a plethora of sophisticated and diverse dining choices such as Michelin-starred restaurants, trendy cafes, and modern bistros that cater to every palate. Additionally, the newly opened New Bahru along Kim Yam Road offers an exciting lifestyle hub featuring various F&B outlets for the young and trendy.

An impeccably crafted masterpiece along Singapore River

Situated within Robertson Quay is The Robertson Opus, a new luxury riverside lifestyle development featuring an artisanal architectural design accentuated with lush greenery and wellness elements that harmonise with the surrounding low-rise heritage buildings.

A joint venture by award-winning developers Frasers Property and Sekisui House, the 999-year mixed-use development showcases meticulously crafted units that stand out for their practical layouts with premium finishings, offering a compelling blend of sophistication and timeless elegance.

Comprising 348 thoughtfully designed residences across five architecturally distinct blocks, and anchored by three curated collections: Premier, Luxury and Legacy, each home is fitted with premium appliances and finishes, offering residents lasting assurance and an elevated quality of life.

Tailored to the needs of the modern urbanite, the Premier Collection features Suites, 1-bedroom, and 2-bedroom units ranging from 431 to 721 sq ft. With soaring 3.2m ceilings and a palette of light-toned, large-format tile finishes, these homes offer adaptable layouts and a contemporary aesthetic that optimises space and natural light.

Balancing comfort and sophistication, the Luxury Collection offers 2-bedroom (689 to 743 sq ft) and 3-bedroom (926 to 1044 sq ft) residences with close to 3m ceiling heights and warm, earth-toned interiors. Within this collection, the 3-bedroom Duoflex series stands out for its dual-wing layout anchored by a premium communal kitchen — perfect for extended families, co-living arrangements, or dual-purpose flexibility. Whether it is for multi-generational living, leasing out or a dedicated home office, Duoflex blends privacy and connection in a versatile space designed to cater to modern lifestyles.

Now fully sold, the Legacy Collection offered 3- and 4-bedroom homes defined by quiet luxury and European craftsmanship featuring Ernestomeda kitchens, V-Zug appliances, and Rimadesio sliding doors — setting a new benchmark for classic elegance.

A strategic asset with lifestyle appeal and financial foresight

In a market where new freehold launches are rare, having a highly desired 999-year tenure presents The Robertson Opus as an enviable legacy asset with enduring value that will be cherished for generations to come.

Buyers of freehold condominiums enjoy long-term peace of mind, knowing that their investment is protected from lease decay — a key consideration for those planning to hold or pass down their property across generations. Freehold homes offer greater flexibility and stability in financing, CPF usage and in both resale and legacy planning. This enduring value makes freehold ownership a compelling choice for those seeking a lasting asset with future-proof potential.

Long-term price growth potential with attractive rental yields

Over the past decade, prices of condos transacted in the CCR have grown by 29%, with those situated in district 9 registering 34% growth. Within district 9, condos in the Robertson Quay precinct rose by 45% for freehold and 37% for 99-year leasehold, which is 16% higher compared to those located in the River Valley precinct, showing a preference for longer leases in the area (Source: EdgeProp Buddy).

The rental of condos within Robertson Quay fetches a premium, compared to those in the surrounding vicinity. The tables below show a comparison between the average rental of 1-bedroom and 2-bedroom units at Riviere within Robertson Quay, which are a notch higher than a newer condo in River Valley, Irwell Hill Residences, over the last two years (Source: EdgeProp Buddy).

“At the start of 2025, District 9 has seen the highest rentability, out of all districts, based on the number of rental contracts. The Robertson Opus is well-positioned to attract a ready tenant pool with diverse profiles such as professionals and C-suite expatriates with long-term employment in Singapore, thereby offering reliability in rental income and high rental yields,” says Leslie Lam, Senior Marketing Director, ERA.

“Being a 999-year property with a strong, vibrant lifestyle location yet with moderate residential density in Robertson Quay, buyers are purchasing at an advantageous premium over other leasehold projects, as well as capitalising on a rare, narrowed price gap opportunity between CCR, RCR and OCR projects at the moment," he adds.

With more than 50% of the development snagged since launch, buyers and investors should not miss this rare opportunity to own a 999-year trophy asset.
