Sengkang Grand Residences wins with lifestyle and convenience

SINGAPORE (EDGEPROP) - Sengkang Grand Residences clinched the Innovation Excellence and Top Development awards at EdgeProp Excellence Awards 2020. When the project was launched last November, 216 out of a total of 680 units were snapped up over the first three days from Nov 1 to 3. The sales garnered that first weekend made it the best-selling integrated development of 2019.

The 680-unit Sengkang Grand Residences is part of the landmark, integrated development collectively known as Sengkang Grand. The project is jointly developed by Singapore’s two biggest listed property groups, CapitaLand and City Developments Ltd (CDL), each holding equal stakes.

To date, 296 units (43.5%) at Sengkang Grand Residences have been sold, just a year after the project was launched. Units sold achieved an average price of $1,734 psf, based on caveats lodged with URA Realis.



“Even in the absence of a circuit breaker or lockdown arising from a pandemic, integrated developments such as Sengkang Grand Residences have been popular owing to the myriad of conveniences they offer in their respective neighbourhoods,” says Chia Ngiang Hong, CDL’s group general manager.

Residents at Sengkang Grand Residences will have direct access to over 300,000 sq ft of lifestyle amenities — from the three-storey Sengkang Grand Mall, to the community club, hawker centre, community plaza and childcare centre. There will be direct access to the bus interchange and Buangkok MRT Station.

Premium for convenience

As such, Sengkang Grand Residences commands a premium over neighbouring 99-year leasehold private condominiums. Adjacent to Sengkang Grand is the 99-year leasehold private condominium Jewel @ Buangkok. The 616-unit project was developed by CDL, and on the first weekend of launch in June 2013, a total of 203 units were sold at an average price of $1,150 psf. Since its completion in 2016, units at Jewel @ Buangkok have changed hands in the resale market at an average of $1,285 psf, based on caveats lodged from November 2017 to October 2020 to date.

Besides owner-occupiers who appreciate the lifestyle amenities and conveniences of living within an integrated development like Sengkang Grand, investors are also drawn to such projects, as they “generally serve as good investments, with strong rental and capital appreciation potential”, notes CDL’s Chia.

With more people having to work from home, there is a new-found appreciation for things that are normally taken for granted, including “the opportunity to live, work, relax and play in one place, without having to travel out”, observes Chia.

“Another important emerging trend is for thoughtfully designed communal spaces and facilities [within residential developments], with an emphasis on health, safety and wellness,” notes Chia.

A new Linear Park, extending from Sengkang Central to Compassvale Ancilla Park, will run across the entire length of Sengkang Grand. As it is located in front of the development, the Community Plaza and through-block links of Sengkang Grand will be linked to it.

At the Sengkang Grand Residences’ facilities deck on the fourth level is a garden ramp called The Green Highline, that will link residents directly to the Compassvale Ancilla Park next door. Another garden ramp will connect the community gardens at the hawker centre on the second level of Sengkang Grand to Compassvale Ancilla Park.

In addition to car parking bays, bicycle parking spaces will be provided at Sengkang Grand Residences to promote green transport and active lifestyle.

The facilities deck of Sengkang Grand Residences will feature five themed clubs, for instance, the Fitness Club with a 50m lap pool and gym, Wellness Club, with its aqua hammock and colour-changing spectrum spa pool; and Sensory Club, with its scenic Treetop Walk and Five Senses Garden.

Sustainable design, quality finishes

The residences are housed in nine 13-storey blocks. Units are a mix of one-bedroom apartments starting from 474 sq ft to four-bedroom premium-plus-flexi units of 1,324 sq ft. Apartments are fitted with premium kitchen appliances and fittings from De Dietrich and Franke, as well as top-end bathroom fittings and sanitaryware from Duravit and HansGrohe.

Award-winning Singapore-based architectural firm MKPL Architects is the design architect and Coen International is the landscape architect for Sengkang Grand and Sengkang Grand Residences.

The development is designed to be sustainable, with passive cooling design features: residential blocks are oriented to allow good natural ventilation within the residential units and common areas; while facade glazing reduces solar heat gain. Units have deep-recessed balconies which provide shade for the interiors. Besides water-efficient sanitary fittings in all residential units, the development will also deploy a water-efficient, auto-irrigation system for major landscaped areas.

The development will be built using the Prefabricated Prefinished Volumetric Construction (PPVC) method, which improves site productivity and product quality control. In 2015, CDL was the first developer to adopt PPVC for a large-scale residential development, namely the Brownstone executive condo at Canberra Drive, which was completed in 2018.

Sengkang Grand Residences was also designed to be “in line with the government’s thrust to develop more liveable, inclusive neighbourhoods”, as laid out in the URA Master Plan 2019. “There is much synergy for both the public and private sectors to work closely together to transform townships,” says CDL’s Chia.
