SingHaiyi’s Sora: A sanctuary overlooking Jurong Lake Gardens

Framed by the lush greenery of Jurong Lake Gardens, Sora stands out for its thoughtful blend of contemporary design and nature-inspired features. At its debut at the EdgeProp Singapore Excellence Awards (EPEA) 2025, the 440-unit residential development earned the Top Development award within the uncompleted residential projects category.

Sora is a redevelopment of the former Park View Mansion, a 160-unit residential development. SingHaiyi, along with joint developers KSH Holdings and Ho Lee Group, acquired the 191,974 sq ft, 99-year leasehold site for $260 million in July 2022 through an en bloc purchase. SingHaiyi holds a 70% stake in the joint venture, with KSH and Ho Lee holding the remaining 30%.

Launched for sale in July 2024, Sora comprises four residential blocks — a pair of 12-storey blocks and another pair of 20-storey towers. The 440-unit development has a mix of one- to five-bedroom units across various layouts and sizes, catering to a diverse range of lifestyle needs.

Around 47% of residences comprise larger unit types, offering generous layouts designed to comfortably accommodate families and multigenerational households. These include three-bedroom units ranging from 936 sq ft to 1,410 sq ft, four-bedroom units between 1,528 sq ft and 1,787 sq ft, and five-bedroom units of up to 1,938 sq ft.

Blending nature and urban living

Beyond its spacious homes, the development offers unparalleled access to nature. Situated along Yuan Ching Road in Jurong Lake District, the site boasts a 300m-long frontage along the 90ha Jurong Lake Gardens, offering expansive unblocked views of the park’s verdant landscape.

Notwithstanding the peaceful surroundings, Sora’s location also places it at the heart of the transformation taking place in Jurong Lake District, which is poised to become Singapore’s largest mixed-use business district outside the city centre. Over the next two decades, the district is estimated to generate about 100,000 new jobs and 20,000 new homes.

Upcoming transport links such as the Jurong Region Line and Cross Island Line, slated for completion in 2029 and 2032, respectively, will further enhance the district’s connectivity. The two new lines are expected to get commuters to the CBD and other hubs in the west and central regions within 30 minutes.

Against this backdrop, Sora residents will be close to nature while also enjoying all the conveniences of urban living. Amenities nearby include Taman Jurong Food Centre and Taman Jurong Shopping Centre, which are within walking distance. Lifestyle hubs such as JEM, Westgate and IMM are a 10-minute drive away.

Rooted in nature 

Taking cues from the picturesque lakes and lush greenery of Jurong Lake Gardens, Sora’s design concept, helmed by ADDP Architects, draws deeply from nature. For example, Sora’s facade features horizontal ledges that echo the flow of water, while the landscaping, crafted by Ecoplan Asia, aims to blur the boundary between the development and the adjacent park.

Sky Seah, senior lecturer at National University of Singapore (NUS) Business School, Department of Real Estate, and a judge for this year’s awards, was particularly impressed by the development’s thoughtful design. “Sora beautifully delivers on its design intent in integrating greenery seamlessly throughout the development while still offering modern amenities,” she notes.

Perched atop each residential block is an expansive roof terrace, which unfolds across three cascading levels. Designed as an elevated sanctuary, Sky 360 offers residents panoramic views of the surrounding district with an array of carefully curated facilities focusing on wellness and recreation. Amenities are tailored to each block’s specific focus: the 12-storey towers encourage social gatherings with a Sky Lounge, Social Pod, Community Garden, and Boxing Area. Meanwhile, the 20-storey towers offer family-oriented spaces including a Family Lounge, Tea House, Stargazing Lawn and Tai Chi Deck.

The rest of Sora’s facilities, situated on the ground floor of the development, are grouped across five distinct zones: The Moonlight Atrium, Tranquility Garden, Rejuvenation Corridor and the Zen Court. Each zone offers inclusive and multigenerational spaces integrated with lush landscaping inspired by Asian garden traditions.

Key amenities include gathering spaces such as tea pavilions, barbecue pavilions and wellness lawns, which encourage family interaction and neighbourly bonding. There is also a 50m Serenity Pool, a Family Pool, and forest-themed play zones like the Bamboo Forest Camping area and the Adventure Tree House.

The facilities, combined with Sora’s location at the doorstep of Jurong Lake Gardens, make it an advantageous combo for residents. “There’s strong evidence showing the psychological benefits of living close to nature,” says Seah. “In a place as urbanised as Singapore, developments like Sora that consciously integrate greenery into daily life are not just visually pleasing — they’re deeply beneficial for residents’ wellbeing.”
